Southwest Florida Home Sales Show a Marked Increase
There is good news to share! We are seeing an increase in Southwest Florida home sales, especially in the Naples housing market. In January, pending sales - or the number of new contracts written - increased nearly 36 percent to 1,101. That compared to 810 contracts in the same month last year, according to a monthly report by the Naples Area Board of Realtors. The point is that we are seeing signs of an upward trend here in Southwest Florida. The weather up North combined with attractive home prices have produced higher pending home sales, as well as renewed confidence in our community. Shelton Weeks, a real estate professor and director at Florida Gulf Coast University’s Lucas Institute for Real Estate Development & Finance, describes the renewed interest as the “wealth effect.” This means buyers are looking at their portfolios and feel wealthier than last year. They feel more confident, which increases the probability that they will buy a home right now. However, make no mistake – it is not just the wealthy who are buying homes. Based on NABORs report, here is the breakdown which compares this January to last: Pending sales for properties in the $1 million to $2 million price range increased 63 percent, with 52 contracts written. Pending single-family sales increased 40 percent, with 536 contracts written. Pending condo sales increased 32 percent, with 565 contracts written. NABOR’s report tracks sales made through its multiple listing service in Collier County, excluding Marco Island. With the rise in activity, it In January 2009, there was a more than three-year supply of non-waterfront, single-family homes on the market in the Park Shore, Moorings and Seagate neighborhoods. The supply is now down to about a year. While pending sales rose in January in the Naples market, actual sales declined. There were 507 closed sales, down from 562 in January 2010, according to NABOR’s report. This is due to the slow down during the last quarter of 2010. Everything after June was down. There were many reasons for the sales slowdown seen after June, including the after effects of the massive BP oil spill in the Gulf of Mexico, the instability of the stock market, the shaky economy and a lack of consumer confidence. These contributing factors caused many to back away from buying because of the oil. They were going to wait until it was settled. The under $300,000 market continues to see the most activity in the Naples market. There were 377 closed sales in this price range in January, down from 392 in the same month a year ago. In addition, the number of short sales in the Naples market is at its lowest point in over 19 months. This indicates a significant market change. NABOR started tracking short sales – sales made for less than what’s owed on a mortgage – in July 2009. In January, 76 short sales closed in the Naples area market. That compared to a high of 142 in June 2010. Many believe this will be an ongoing trend. There was a time when short sales could take 18 Continued on page 7

turned out to be the second busiest January for new contracts in the past 11 years in the Naples, Bonita and Estero markets. The highest January on record was in 2005, when 1,543 sales went pending in the three markets. For the first time in several years, we are seeing multiple offers on properties and while prices remain stable in general, some areas are already beginning to experience supplies of less than one year.

Game On: Controlling Breathing Conditions To Stay Active Through Sports And Exercise
Difficulty breathing. Wheezing. Chest tightness. Coughing. Symptoms like these are most often related to asthma and can be caused by a number of factors including pollen, dust, allergies or smoke. However, when these symptoms happen during, or shortly after exercise or physical activity, it may not be asthma, but instead, a preventable breathing condition called exercise-induced bronchospasm, or EIB. According to the latest estimates from the Centers for Disease Control and Prevention (CDC), nearly 25 million Americans, or over 8 percent of the US population, have asthma. Although the majority of asthmatics have EIB, EIB can exist as a condition separate from asthma. Within the asthma population and as a separate condition, EIB impacts an estimated 30 million people in the United States. The CDC recommends children participate in one hour or more of physical activity every day; however, children who experience the symptoms of asthma and EIB are more likely to avoid exercise and physical activity for fear of triggering their symptoms. In general, lack of exercise may lead to weight gain and obesity, risk factors for heart disease, high blood pressure, diabetes and trouble sleeping. Despite the large number of people living with asthma and EIB in the U.S., EIB diagnosis still remains low due to a lack of awareness and understanding about the condition. The first step in effectively managing EIB is to be able to properly identify the signs and symptoms. People who think they may be experiencing symptoms should talk to their doctor and get evaluated.

Double Chocolate Fig Macaroons

Ingredients 1 tablespoon butter 4 ounces sliced mixed exotic mushrooms 1⁄2 cup chopped shallots or onion 4 cups cubed bread of choice (about 6 small slices) 7 ounces Jones Ham Steak or Jones Ham Slices, cut into 1⁄2-inch pieces 1⁄2 cup dried cranberries 1 cup shredded smoked Gouda cheese or shredded Cheddar cheese 6 large eggs (or 3 eggs and 3 egg whites) 2 cups whole milk or light cream Method Melt butter in a medium skillet over medium heat. Add mushrooms and shallots; cook, stirring occasionally, 8 minutes or until vegetables are tender and liquid evaporates. Arrange bread cubes in a greased or buttered 13- x 9-inch baking dish; top with layers of the mushroom mixture, ham, cranberries and cheese. Whisk eggs in a large bowl; whisk in milk. Pour mixture evenly over all. Press down on bread to allow milk mixture to coat the top. Cover and refrigerate for a minimum of one hour (up to 24 hours). Bake in a preheated 350° F oven 40 minutes or until center is set. Cut into squares.

Ingredients 1 tablespoon of olive oil 1 tablespoon of water 8 large cloves of garlic, minced 4 5-ounce boneless swordfish steaks or fish steak of choice ½ cup red onion wedges ½ teaspoon fennel seeds 1½ cups canned whole Italian tomatoes (no salt added), chopped 6−10 Greek olives, pitted and thinly sliced 2 tablespoons of slivered fresh basil leaves Method In a small bowl, combine 1 tablespoon of oil and half of the garlic; rub over each side of each swordfish steak. Refrigerate in a covered container for 1 hour. Preheat broiler. Line pan with foil for easy cleanup. In a large nonstick skillet, heat 1 tablespoon of water; add onion, fennel seeds and remaining garlic. Simmer over low heat, stirring for 7−8 minutes until onion turns golden and soft. Stir in tomatoes; bring mixture to a boil. Reduce heat to low; simmer, stirring occasionally, for 10 minutes until slightly thickened. Meanwhile, place fish steaks in prepared broiler pan, garlic side up; broil 4 inches from heat, turning one after 6 minutes, until fish flakes easily when tested with a fork. Place 1 fish steak on each of 4 plates. Divide the tomato mixture over each evenly, then sprinkle with olives and basil.

Ingredients 1 cup Blue Ribbon Orchard Choice or Sun-Maid Figs 2 cups toasted slivered blanched almonds 1 cup granulated sugar 3 tablespoons unsweetened cocoa powder 1⁄8 teaspoon salt 1 large egg 1 large egg white 1⁄2 teaspoon almond extract 1 cup semisweet chocolate morsels Confectioners’ (powdered) sugar Method Adjust oven rack to middle position and heat oven to 350° F. Line large baking sheet with foil (coated with nonstick spray) or parchment paper. Remove stems and chop figs; set aside. In food processor, process almonds with sugar, cocoa powder and salt until nuts are finely ground. Add egg, egg white and almond extract. Process until well blended. Remove dough from processor to separate bowl. Stir in figs and chocolate morsels. With lightly oiled hands, form rounded tablespoonfuls of dough into balls. Place balls, 2 inches apart, on sheet. Flatten each ball to 1 3⁄4-inch circle. Bake for 12 minutes or until cookies are set; do not overbake. Cool on wire rack. Sift confectioners’ sugar over cookies. Store in airtight container. Makes about 30 cookies.

Tools in Motion: Works From The Hechinger Collection At The Center For The Arts
The exhibition features 50 witty and light-hearted works based on familiar forms— hammers, saws and wrenches— transformed into art of great imaginative power using materials including wood, glass, metal, paper and stone. The artists in the exhibition range from emerging to world renowned, including notable figures such as Arman, Jim Dine, Claes Oldenburg and Jacob Lawrence. Spanning a wide range of styles, the collection and exhibition honor the dignity of everyday tools, where form and function are inextricably linked. The abundance of bright colors and vivid textures are enjoyable for visitors of all ages. The works for Tools in Motion were selected from a collection originally owned by the late hardware-industry pioneer John Hechinger Sr., whose father started the Hechinger hardware chain in 1911. Hechinger began collecting contemporary art related to tools to display around the company’s headquarters to inspire his employees. Early on, Hechinger discovered that the collection’s distinct focus strikes a rich chord of modern art. This exhibition was organized from the Hechinger Collection of International Arts & Artists, Washington, DC. The exhibition will be on display through April 30, 2011. Each Saturday of the exhibition the Center for the Arts will hold free Family Day Activities for children and adults. Families will be given a quick guided tour of this fun and whimsical exhibition and then will complete art projects that introduce the idea of tools as art. Activities will be held from 1 to 3 p.m. Saturdays through April 30.

Conservancy Of Southwest Florida Offers Visitors Discounted Admission
The Conservancy of Southwest Florida is offering discounted admission to its Nature Center while it continues to undergo major sustainability renovations. Adult admission is only $5 and children 12 and under receive free admission. As always, Conservancy members receive free admission. “This season we’ve added additional educational programs at the Conservancy Nature Center to enhance the guest experience,” said Andrew McElwaine, Conservancy of Southwest Florida president. “We believe the reduced admission will encourage people to stop by to experience all we have to offer today and get a glimpse at the remarkable plans for the future.” McElwaine concluded, “One of the greatest benefits of becoming a Conservancy member or paying admission to the Nature Center is knowing that you are helping to support efforts to protect our water, our land, our wildlife and our future. Now in May of 2011 Inventory is at a 2 year low of 73 units and there are only 2 shorts and 2 foreclosures actively for on the market. With inventory low and lows in the distressed properties it’s not surprising that March and April 2011 has matched 2 year highs in closed sales.

Season is coming to an end and mass exiting of snow birds has begun. There will be opportunity to sell during the summer months. While there will not be as many showings or open houses, buyers who are walking house to house in 90 degree heat don’t do so for entertainment they are most likely serious buyers. Many home sellers will take their homes off the market during the summer months because they believe they do not have a chance to sell or their homes will sell for less in the summer. Rapallo took a step backwards in April 2011 with inventory increasing and a slow down with price improvements for the second straight month. Rapallo sellers need to get back on track burning inventory and getting aggressive with prices to bring more homes under contract and bringing inventory down. In addition, I think it would help if Rapallo was not so restrictive with open house rules. These rules limit the showing traffic to help sell the community and available units.

About 47 percent of the closings in the Naples area market were foreclosures or short sales in January. In past months, it has been as high as 58 percent. The median price – the price at which half the homes sell for more and half for less – dropped to $156,000 in January, down from $180,000 a year ago, in the Naples area market. The average number of days a property was on the market declined 15 percent to 160 last month, down from 188 a year ago. In Lee County, members of the Realtor Association of Greater Fort Myers and the Beach Inc. recorded 1,039 singlefamily home sales in January, up 2.16 percent from the same month a year ago. Month-over-month, closed sales dropped more than 20 percent. The association’s statistics reflect all sales made by its members, not just sales in Lee County. Currently, there are 1,649 single-family homes under contract in the Fort Myers area market. Pending sales jumped more than 31 percent from December to January, with 393 new contracts written last month. Meanwhile, the median price declined to $81,000 in January, down from $85,000 a year ago and $88,000 in December. Bank-owned homes accounted for the majority of the sales in Lee County last month. More than 45 percent of sales were foreclosures, 20.9 percent were short sales and conventional sales made up the remaining 33.5 percent of the market. While these shifts in sales and median prices appear negative, the fact is that they represent the seasonal pattern that has been established in the prior three years. This year, as the cold weather hit early in the Northeast and mid-section of the country, many residents of these northern states are visiting our area to escape the winter cold. With attractive prices and stable inventories, this was when many visitors will decide that this is the time to buy. In the Naples market, there are 9,388 homes and condos on the market. In the Fort Myers area, there are 6,784 singlefamily homes in the multiple listing service, or MLS. Whether you’re visiting Southwest Florida and considering a home purchase here or if you’re a year-long resident looking to buy or sell, the time is clearly now to start planning and looking. Dog Park Adventures: The Etiquette Edition
Dogs are man’s best friend, and dog parks are the ultimate playground. For those rough and tumble play sessions that aren’t appropriate at home, dog parks are the perfect escape for our canine friends to run free, jump and play with other dogs. Countless dog owners across the country have discovered the benefits of off-leash areas - not only do they provide your dog some much-needed exercise, but they also reinforce the bond between people and pets. Whether you’re visiting a park for the first time or you’re a regular, it’s important all patrons help make the park a safe and fun place for everyone to visit. Consider these simple etiquette tips every time you head out with your four-legged pal to ensure the best possible experience. *Plan a test run. If you’re visiting the local dog park for the first time, go to the park’s website or visit without your dog to check out rules, hours and permit or vaccination requirements. Consider visiting at an off-peak time so your dog can get acquainted with the area in a relaxed setting before jumping in with a large group of dogs. *Pick up. This is the golden rule of dog parks. If your dog answers nature’s call, always have poop bags on hand in case they are not provided. Try to avoid eating, but if picnic tables are offered outside of the dog park gates, be sure to dispose of any garbage before you leave. Dogs are scavengers and will eat or chew on anything left behind. *Pitch in. From small changes to large renovations, there are many ways dog owners can get involved in their community to help maintain a beautiful oasis for their pets. On May 7, The Nutro Company is hosting its second annual Room to Run Dog Park Appreciation Project in 30 cities in the U.S. and Canada. Volunteers from local communities, alongside associates from The Nutro Company, will roll up their sleeves to refresh and rejuvenate local park spaces through various projects including painting fences, providing benches, picking up trash and landscaping. Your dog wants to get to know other dogs; follow their example and strike up a conversation with a fellow pet owner. Not only might you find a new friend, but getting to know fellow pet owners helps build a stronger community and promotes even better experiences at the dog park.

Trap-Neuter-Return Task Force Meeting
Bonita Springs Volunteers Needed for Program to Save Cats
Lee County Domestic Animal Services (LCDAS) will hold a Task Force Meeting for Bonita Springs residents interested in participating in a Trap-Neuter-Return (TNR) Program for feral and community cats. The meeting will be held on Friday, April 8, from 2:00 pm to 4:00 pm at Bonita Springs City Hall, 9101 Bonita Beach Rd. The TNR program is aimed at reducing the number of feral cats currently estimated at 98,000 in Lee County. The TNR program was approved by the Lee County Board of County Commissioners in 2009 to provide sterilization and vaccination of feral (wild) outdoor community cats to reduce overpopulation and euthanasia. The Task Force was formed to handle the demand for the program. Task Force members donate a few hours or a few days per week. Responsibilities include assisting residents with setting traps, transporting trapped cats for sterilization appointments, returning sterilized and vaccinated cats to their original trapping site, and providing education. Each year in Lee County thousands of feral and community cats in good health face unnecessary euthanasia without a TNR program. The University of Florida School of Veterinary Medicine advocates that TNR is the most humane and effective solution for preventing pet overpopulation and reducing euthanasia. Further studies also support that eradication, as a method to reduce overpopulation, has been a failure. New Fee Disclosure Rules Help Make Costs More Transparent
Ask most retirement plan participants how much they pay to participate in their workplace plan, and answer will probably be, “Nothing.” But your retirement plan isn’t really free. While employees typically aren’t charged any out-of-pocket costs to participate in their plans, participants do pay expenses, many of which are difficult to find and even more difficult to calculate. New regulations from the Department of Labor (DOL), which oversees qualified workplace retirement plans, should make it easier for participants to locate and comprehend how much they are paying for the services and benefits they receive. The regulations take effect for plan years beginning on or after November 1, 2011, so most participants won’t start receiving the new information until the beginning of 2012, probably with their 2011 year-end statements. The DOL will now require your employer and any other provider to the plan (such as the plan’s financial advisor and recordkeeper) to ensure the distribution of the following information to you: 1. Investment-related information, including information on each investment’s performance, expense ratios, and fees charged directly to participant accounts. These fees and expenses are typically deducted from your investment returns before the returns (loss or gain) are posted to your account. Previously, they were not itemized on your statement. 2. Plan administrative expenses, including an explanation of fees or expenses not included in the investment fees charged to the participant. These charges can include legal, recordkeeping, or consulting expenses. 3. Individual participant expenses, which details fees charged for services such as loans and investment advice. The new disclosure would also alert participants to charges for Expense any redemption or transfer Ratio fees. 4. General plan information, including Fund A 0.99% information regarding Fund B 1.34% the investments in the plan and the participant’s ability to manage their investments. Most of this information is already included in a document called the Summary Plan Description (SPD). Your plan was required to send you a SPD once every five years. Beginning in 2012, you will receive one annually. The new regulations have been hailed by many industry experts as a much-needed step toward helping participants better understand investing in their company-sponsored retirement plans. Why should you take the time to learn more about fees? One very important reason: Understanding expenses could save you thousands of dollars over the long term. Calculating Fees and Their Impact on Your Account While fees shouldn’t be your only determinant when selecting investments, costs should be a key consideration of any potential investment opportunity. For example, consider two similar mutual funds. Fund A has an expense ratio of 0.99%, while Fund B has an expense ratio of 1.34%. At first look, a difference of 0.35% doesn’t seem like a big deal. Over time, however, that small sum can add up, as the table demonstrates. Over this 20-year time period, Fund B was $11,161 more expensive than Fund A.1 You can perform actual

REMEMBER, Practice alone doesn’t make perfect, “perfect practice makes perfect” As a golf instructor your goal is to have your clients make improvements to reach their goals and have fun playing golf. For the past 38 years here in Southwest Florida I have worked with clients who practice but do not stick to the plan. You must stick to the plan to see the results. I call it a planned progressive practice programs. First we set realistic goals, and then we do a little thing I call mapping, which is watching the person on video with various clubs from different angles to see what is constant and what varies in the pre swing and of course in the swing itself. Once we have documented enough swings to clearly understand the persons strong and weak points we then start to build a presentation to explain the cause and effect of what is transpired. This of course is

explained on the skill level of the client and is based on their game priorities, also taking into consideration physical assets and liabilities and prior experiences. To be successful in golf it takes a simple formula, the knowledge, desire, dedication, determination and you will be successful. Why to practice, what to practice, when to practice, how to practice, how much to practice and of course the changing of the what, when and how much to practice, based on the progress or lack of progress towards the goal set. I always tell my clients to write down their practice sessions. What they would like to do in that session and some of their findings during that session. Maybe it was mechanical or feel sensation or mental attitude, only what they were doing on their mind not friends, family or work just this golf practice session. My advice for golfers who want to improve, seek

out someone to help you understand the path to your personal success through” planned progressive practice” not just hitting balls, “Perfect Practice makes Perfect”.
