The Process
The correspondent will: Complete the lender’s application > Key qualifications: • Minimum net worth of $1 million • Experienced mortgage staff (Exceptions may be made for smaller community banks who may outsource processing and closing to an approved third party.) • No third-party originations > Sign the correspondent agreement > Provide resumés of key employees Guardian Mortgage Company will: > Analyze the risk of doing business with the correspondent (The approval process is done by a staff that is not compensated based on production.) > Review financials by senior accounting staff or underwriter > Check agency approvals with FHA/VA, FNMA, FHLMC > Conduct reference checks with investors, MI companies, and other industryrelated firms Sample reference questions: • • • • • Is the correspondent currently approved to conduct business with your company? How long have they been approved? Please rate their quality of business. Please rate their responsiveness to requests for conditions and resolutions. Do you recommend the correspondent?

> Conduct an on-site review of the correspondent’s operation Guardian will also be ascertaining: • The correspondent level of automation • Completeness and compliance with written procedures through review of the mortgage file • The correspondent’s compliance with regard to loan officer compensation requirements and the new HVCC standards Guardian will review the correspondent on an annual basis or more frequently if necessary.
