To avoid frozen pipes in your home, never allow the temperature in your house to drop below freezing and insulate any pipes that are exposed to the elements. Ob viously, frozen pipes occur due to freezing environmental conditions. In the bes t situation, it can take hours for frozen pipes to thaw and water to run freely again. In the worst case, the pipes would burst, and you would be stuck with cos tly repairs and a very messy cleanup procedure. Keeping up with maintenance is the number one way to keep plumbers from having t o come fix issues. One major repair is a drain clog. Drains can be clogged by ha ir. A great way to help prevent those clogs is to install a screen on top of the drain. Just make sure that it properly fits your drain. It is easy to get the h air out of a screen; however, removing it from a pipe is a different story. As we near the winter months, you should check that none of your outdoor faucets are drippy or leaking water. If there is any leaking or dripping, this needs to be fixed before the temperature falls below freezing. Both plastic and metal pi pes are susceptible to bursting when they freeze. The smallest crack will allow enough water through to cause costly flooding and damage. Some items, including pumpkin and carrots, can harm the disposal, because they b ecome stuck and clog up the sink. Be sure to dispose of these hard-to-grind mate rials first, throwing them in the garbage can, before placing other food in the garbage disposal. You have to always be aware of where the primary water shut off valve is in your home. You'll find a water meter right on it or near by. Look for additional cut -off valves for you indoor equipment, such as toilets, sinks or any other water source. Show everyone where these valves are, and make sure they know how to swi tch them off in the case of a crisis. Here is a good tip for a safe, inexpensive way to keep the drain in your bathtub trouble-free. Take one cup of baking soda and pour it into the drain. Then do t he same with a cup of vinegar. Do this procedure once a month. Put a rag over th e drain afterward, though, to keep the chemicals from coming back up after the r eaction. Allow some time to pass, then follow up by pouring down boiling hot wat er. This simple solution can break up clogs caused by everything from hair to so ap scum. If you notice water dripping along or into your walls, it is very important for you to cut off the water supply immediately and notify a plumber. This particula r problem is often a sign of a major plumbing issue. Many plumbing problems and leaks can contribute to mildew, mold or a flooded home. Insulate pipes that are in colder areas, like your crawl spaces, attic, and on a ny exterior walls. There is a formed insulation that wraps around pipes you can

buy. This prevents the pipe from freezing, which can cause it to burst, and also keeps your hot water from cooling down as it travels through the pipe to your f aucet or shower head. In order to avoid irritating pipe clogs, use chemicals or physical tools regular ly in order to keep your pipes clear. Toilet drains and pipes that run outside a re particularly susceptible to damage caused by tree roots. Carefully choose drain cleaners. Some have chemicals that are harmful, and may d amage your pipes. Choose a drain cleaner that is well-known and whose label says it will not harm pipes. Some of these chemicals kill beneficial bacteria in you r plumbing that is needed for the system to function correctly, and they may als o be quite harmful to humans. A lot of people are intimidated by plumbing issues and think that even small pro blems will ruin their home. However, there is one key thing you need to know for the fear to be removed. If you know how to locate the water register for your h ome, then you can easily prevent water damage. If you have a need for a plumber, check the references of the person or company before hiring them. Certain plumbers may not have the necessary skill or experie nce to deal with more advanced plumbing jobs, and could make matters worse. Chec k reviews, and ask your friends and family for recommendations. Valves that are rarely used tend to fuse together. Maintain them with penetratin g oil, and rotate them every so often so they don't stick. If you notice wear and tear on the plumbing system, that means it is probably ti me for you to replace used parts.
