Broker Requirements

State Of Florida Requirements
Out of State Licensees Florida has "mutual recognition" agreements with other states. If you are licensed in CT, GA, OK, MS, NE, IN, TN, AR or AL, and are not a Florida resident, you may be eligible to receive a license through mutual recognition.

Your Real Estate Career

Real estate is an exciting career that can provide many benefits such as flexibility, independence, and long term growth in addition to earning an excellent living. A real estate license can lead to careers in residential and commercial real estate, business brokerage, vacation ownership (timeshare), leasing, rentals, and a variety of other areas. While many professions require an advanced degree, real estate does not. In fact, no college degree is required. Accordingly, real estate is a top career choice for many people who do not have a college degree and don’t want to take the time to go back to school to obtain one. Sales Associate Requirements

Obtaining a broker license is a four step process.

Step 1: Submit a state application. The application can be obtained from any Gold Coast location. The applicant must be at least 18 years of age, have a high school diploma or equivalency and have a social security number. Questions must be answered regarding any criminal background, and licensing history for any professional licenses. An application fee is also required. The applicant must have been an active Sales Associate for at least 24 months within the past 5 years, with a Broker, or approved government agency. Note: If the applicant is licensed in a state other than Florida, he or she must obtain a history letter from the state or province that he or she is licensed in. The license history letter must state: 1) Applicant's name, employer, business and residence address. 2) Must indicate applicant's license was held active for at least twenty four months within the preceding five years. 3) Type of real estate license held by the applicant and the real estate license number. 4) Date of licensure and expiration date of real estate license. 5) Complete record of any disciplinary action.

NOTE: Community Association Management businesses (CAB) are now required to be licensed by the DBPR. Go to the DBPR website for more information. The CAM license only applies to “Residential Community Associations", including condominiums, cooperatives, timeshare plans, homeowners' associations, and Mobile Home Associates. It does not apply to the management of commercial properties such as apartment complexes, shopping centers, office buildings, etc. The law may require you to have a Real Estate license to manage commercial properties depending on what you do and how you are compensated. Do I need the CAM license to manage commercial property?

Individuals who perform "management services" for a residential community association, or associations, with more than 10 units or an annual budget, or budgets, of more than $100,000, for compensation, which ever is less, must be licensed as Community Association Managers. "Management services" includes controlling or disbursing funds, preparing budgets or other financial documents, assisting in the noticing or conducting of meetings, coordinating maintenance, and other day-to-day services involved with the operation of a community association. A person who performs clerical or maintenance functions under the direct supervision and control of a licensed manager and who does not assist in providing any management services does not need a CAM license. A person performing these services without compensation, such as a board member or officer need not be licensed.

Who needs a CAM license?

CAM stands for Community Association Manager. Community Association Managers are licensed by the State of Florida and regulated by the Council of Community Association Managers.

What is a CAM license?

Frequently Asked Questions about the CAM License
Applicants must be at least 18 years of age, high school graduates, and be of good moral character. There is a link on our website at www.goldcoastschools.com to request an application online from the DBPR or come in and pick one up from any of our offices. Applicants must submit the completed application, along with electronic fingerprints, and proof of completion for the 18 hour prelicense class with the application. Electronic fingerprinting is available at all Gold Coast locations. You can register for the course by calling Gold Coast at 800-732-9140. Gold Coast offers pre-licensing classes in 5 locations from Doral to Lantana. The time it takes to process the state application and to be scheduled for the state examination can vary. An applicant cannot be approved to take the examination until the applicant provides proof of completion of the 18 hour pre-licensure education. The State completes a comprehensive background check, conducted by the FDLE and the FBI. Expect a minimum of 14-90 days processing by these law enforcement agencies, although it could take longer. It helps to make sure that your application is complete, accurate and truthful when you submit it. Can I review the class? As long as space is available, Gold Coast allows all CAM students to review the class for up to one year at no additional charge. How do I get a CAM license?

With mortgage rates at historic lows, and the real estate market in recovery, now may be a great time to consider the mortgage business. The first step is to become licensed as a Mortgage Loan Originator. MLOs have opportunities to originate FHA loan products, conforming loans, hard money loans, and others.

Overview

To become licensed as a MLO in Florida, applicants must successfully complete 20 hours of pre-license education courses, submit a complete application including required fees, submit fingerprints to the NMLS for a state and federal background check, and provide authorization for NMLS to obtain an independent credit report. The SAFE Mortgage Loan Originator Exam is divided into two sections: the national component and the Florida state-specific component.

The Florida MLO license is required for an individual who, directly or indirectly, solicits or offers to solicit a mortgage loan, accepts or offers to accept an application for a mortgage loan, negotiates or offers to negotiate the terms or conditions of a new or existing mortgage loan on behalf of a borrower or lender, processes a mortgage loan application, or negotiates or offers to negotiate the sale of an existing mortgage loan to a non-institutional investor for compensation or gain. The term includes the activities of a loan originator as defined by the federal SAFE Act.

Apply to the NMLS for your Unique ID number. Successfully complete 20 hours of NMLS approved pre-license education. Apply for licensure and pay the applicable fees through the NMLS website Pass the NMLS National MLO exam. Pass the Florida state law exam.

MLO Continuing Education

All students will receive our exclusive course workbook including practice questions designed to help you test your knowledge and prepare you to pass the exam. We gladly allow you to review this course at no charge for up to one year. Course tuition is only $175 for the full cram course. Students may also register for either the morning or afternoon session at $99 per session.

The SAFE Act requires that each licensed MLO complete a minimum of 8 hours of NMLS approved continuing education courses annually. Florida Licensee must complete the continuing education prior to applying for renewal and renew by December 31st of every calendar year. For annual continuing education, the SAFE Act requires state-licensed MLOs to complete 8 hours of NMLS-approved education that includes the following topics: 3 hours of federal law and regulations 2 hours of ethics that shall include instruction on fraud, consumer protection, and fair lending issues 2 hours of training related to lending standards for the nontraditional mortgage product market 1 hour of undefined instruction on mortgage origination

Appraisal Information
Appraisers in the State of Florida must be Certified in order to provide appraisals for federally regulated transactions. Trainees must be under the supervision of a State Certified or State Licensed Appraiser. Appraisers should have extensive training and education in analytical concepts and mathematical skills. These attributes are needed for appraisers to communicate their results in a manner that is competent and not misleading. An appraiser’s earning potential is also driven by dedication, service, and market trends.

Real estate appraisers provide objective, impartial, and unbiased opinions about the value of real property. Appraisals are provided to individuals and companies who wish to own, manage, sell, invest in, and/or lend money on real estate.

Appraisers also diversify into other areas of valuation services which include eminent domain, easements, government land acquisition, litigation support, real estate development, management and consultation of large corporate real estate assets and also insurance.

Categories of Appraisers in Florida Trainee Appraiser:

There are currently three designations of appraisers in Florida that you can apply for: The first step for anyone new to the industry is a Trainee Appraiser. Trainee Appraisers must be 18 years old and be a high school graduate, complete at least 100 hours of approved education and submit a complete application to the state. No state exam is required.

State Certified Residential Appraisers must complete at least 200 hours of approved appraisal education, have at least 2,500 hours of experience (as defined by state law), have an Associate degree, or higher, from an accredited college. Or, in lieu of a degree, have successfully completed at least 21 semester hours of the following college courses: English Composition; Principles of Economics (Micro or Macro); Finance; Algebra; Geometry, or higher mathematics; Statistics; Computer Science; and Business or Real Estate Law. Applicants must pass the Residential National exam and Florida Supplemental exam. State Certified General Appraisers must complete at least 300 hours of approved appraisal education, have at least 3,000 hours of experience (as defined by state law), have a Bachelor’s degree, or higher, from an accredited college or university. Or, in lieu of a degree, have successfully completed at least 30 semester hours of the following college courses: English Composition; Micro Economics; Macro Economics; Finance; Algebra; Geometry, or higher mathematics; Statistics; Computer Science; Business or Real Estate Law; and, two elective courses in accounting, geography, agricultural economics, business management, or real estate. Applicants must pass the General National exam and Florida Supplemental exam.

Post Licensing for Trainee Appraisers: All trainee appraisers that wish to remain in the trainee licensing category must complete 45 hours post-licensing education which must include the 15-hr National USPAP course, plus the 3-hr Florida Law Update, by the second renewal period following the issuance of the license. To sell insurance you must have the appropriate license. In the insurance industry there are many types of licenses for various types of products. For most people entering the business there are two important licenses: “Life, Health, & Variable Annuity (2-15)” and “General Lines: Property & Casualty (2-20).” These licenses each allow you to sell a wide range of different insurance products. There are also a number of licenses which allow you to sell narrower categories of insurance, such as “Life only” or “Health only”. Gold Coast School of Insurance, in conjunction with the Professional Agents, Brokers, and Companies Association (FLDFS #753), is here to help you obtain your license. We offer the required courses to get your license, and we offer a number of continuing education courses to help you stay in compliance once you have your license. State Exam Requirements Summary

Insurance is a professional industry which allows you to be in control of your own future. As an insurance agent, you will be responsible for helping individuals, families, and businesses select insurance policies to protect their health, lives, and property. Typically, agents sell one or more types of insurance, such as property and casualty, life, health, disability, and long term care insurance.

7 steps to getting your license:

Approximately 2-3 weeks after your application is completed, including the application, fingerprints, fees, and course certificate, the Department will send you confirmation, confirming your eligibility to sit for the state exam. You must then call 888-204-6289 to schedule yourself for the state exam. (Insurance exams are given electronically at many locations throughout Florida, six days a week.)

After completing and passing your pre-license course, Gold Coast will electronically report your passing grade to the Department.

Insurance agents in Florida are regulated by the Department of Financial Services, Office of Insurance Regulation. The Department’s website is www.myfloridacfo.com/agents. State Licensed Contractors’ Qualifications Contractors in Florida are regulated by Florida Statute 489 and administered by the Construction Industry Licensing Board. This law creates two types of contractors, County Licensed Contractors (Registered) and State Licensed Contractors (Certified). Most applicants turn to the state license to maximize their opportunities in the field. The qualifications for state licensure vary by category, but as a general statement, require that an applicant be over 18, of good moral character, and have 4 years proven experience in his or her field, or a proper combination of education and experience. A three part comprehensive examination must be passed, including Business and Finance (part one) and Technical Competency (parts two and three). The Licensed Standard Inspector is one of the licensed inspector categories and is regulated by F.S. 468 which defines requirements and is administered by the Building Code Administrators’ and Inspectors’ Board. The Standard Inspector can inspect homes and buildings for structural compliance with the Florida Building Code. As a general statement, these individuals must meet age and character qualifications and have at least 5 years experience as a contractor or inspector of structural building systems. A two part comprehensive examination must be passed, including Florida Laws and Rules (Part I) and Code Technical Competency (Part II). Additionally, the Standard Plans Examinor Exam Prep Course is now available.

State Licensed Inspectors’ Qualifications The types of inspectors generally recognized by the public are the Home Inspector and the Licensed Building Inspector (the Standard Inspector or Municipal Code Enforcement Inspector). The Home Inspector has been a licensed category since July 1, 2010 along with Mold Related Services (Mold Assessor & Mold Remediator). Any person performing or holding themselves out as a Residential Home Inspector must possess the Florida Home Inspector’s License. While there are some opportunities to grandfather into Home Inspection this license normally requires completion of a 120 hour pre-license course and passing an approved exam.
