Broker of the Year - 2015
Dan Rattay – CB Richard Ellis
Harvey, Hanna & Associates, Inc. (HHA) is pleased to announce that Dan Rattay of CB Richard Ellis (CBRE)
has been selected as its “2015 Broker of the Year.” Demonstrating a mastery of his position and a keen
understanding of his client’s needs, Mr. Rattay has now received this honor for the third time in the last four years.
We salute this commitment to excellence.
In the midst of a recovering but often volatile real estate market, Mr. Rattay contributed to HHA’s continued
success in 2015.
Mr. Rattay was instrumental in bringing CEVA Logistics to its first Delaware location, leasing 125,000 square feet
of warehouse, office, and distribution space at 800 Ships Landing Way at the Twin Spans Business Park, HHA’s
premier 21st Century business campus in New Castle. CEVA Logistics is one of the world’s leading non-asset
based supply chain management companies specializing in the design and implementation of industry-leading
solutions for freight management and contract logistics. At the Twin Spans site, CEVA fulfills supply chain
requirements for a multi-national conglomerate serving agricultural, industrial, and consumer markets.
Twin Spans Business Park is routinely considered the premier distribution campus in the mid-Atlantic region,
featuring 2 million sq ft of Class A commercial warehouse space spread across 135 acres of land along the
Delaware River. Twin Spans offers further superior logistics throughout the mid-Atlantic region and points
beyond, with immediate access to I-95, I-295, I-495, and the Delaware Memorial Bridge.
“Dan’s accomplishments remain significant for our continued success, again and continue to demonstrate his many
attributes of grit, determination, innovation, and a commitment to excellence,” stated Thomas J. Hanna, HHA vice
president and chief operating officer.
In recognition of Mr. Rattay’s achievements, HHA will donate $3,000 in the name of CB Richard Ellis to The
Delaware KIDS (Kids In Distressed Situations) Fund. This charitable fund was established by HHA to
support a wide array of causes for local youth, including specialized support for hunger, shelter, and tuition
scholarships. Since inception, The Delaware KIDS Fund has donated $71,000 to local charitable
organizations serving kids.
Special Points of Interest for 2015
Capping a tremendously successful year, the Hyatt Place Hotel in Dewey Beach, the first-ever Hyatt brand in Delaware,
continued to outpace projections, including off-season occupancy rates. The Hyatt is part of the new Lighthouse Cove Resort
complex (formerly Ruddertowne), a multi-phased multi-million dollar mixed use redevelopment project owned by Dewey
Beach Enterprises, with managing partner HHA. The Lighthouse Cove Resort complex will ultimately include 100+ luxury
residential condominiums, 16 of which are oceanside penthouse condominiums atop the Hyatt Place Hotel; a conference
center; recreational baywalk and newly expanded public beach; garage parking to accommodate year-round activity; and world
class restaurants and retail space. Of the 16 oceanside penthouse condominiums, 14 of these once-in-a-lifetime units have sold,
with a new 10-unit bayside segment nearing completion, with several units already sold. Both The Lighthouse Restaurant

and award-winning Que Pasa Mexican Restaurant enjoyed another successful year, enhanced by the DBE/HHA bayside
public beach replenishment project. The Lighthouse Cove Resort complex is already a legacy addition to the Delaware
coastline and is contributing substantial new revenue to State, county, and town coffers.
The Twin Spans Business Park in New Castle, Delaware’s premier warehouse and distribution campus, enjoyed another
stellar year. In addition to new occupant CEVA Logistics, HHA successfully renewed leases for other major entities at Twin
Spans, including Tire Rack (335,000 sq ft), Iron Mountain (200,000 sq ft), The Hibbert Group (101,000 sq ft), and Timken
Gears & Service (45,000 sq ft). Notwithstanding uncertainty in many business sectors and an array of complex external
pressures, these major companies all chose to remain at Twin Spans and in Delaware for years to come.
Hockessin Crossing Shopping Center enjoyed another exceptional year with modest growth in retail activity. HHA was
pleased to welcome new tenants Erik Hoferer of Long & Foster Realty (2,700 sq ft) and Be Barre Fit (1,800 sq ft), a fitness
studio featuring a unique combination of ballet, yoga and pilates. HHA was also pleased to renew Wells Fargo Home
Mortgage (4,000 sq ft) at Hockessin Crossing.
The Creekwood Corporate Center and immediate area experienced significant activity in 2015. The General Services
Administration renewed a major lease for the federal Social Security Administration (30,000 sq ft) headquarters – located at
essentially the geometric mean of New Castle County, featuring ease of access via automobiles and public transportation.
HHA was also pleased to renew its lease with United Rentals (13,000 sq ft) at Creekwood and General Floor (9,600 sq ft)
located on nearby Bellecor Drive. This West Basin Road area now features an array of value-adding industrial and consumer
supply companies, including Johnstone Supply and Worth & Company.
Building upon the company’s redevelopment activity in the Newport Industrial Park and the emergence of a new generation
of tenants, HHA renewed a longstanding lease with Waste Management, Inc. (WMI). WMI projects this location will serve
as its major mid-Atlantic hub for decades to come, with value-adding prospects of sustainable energy and environmental
retrofits to fuel its 21st Century fleet and transfer station. HHA also reconfigured 403 and 405 East Marsh Lane to
accommodate the new regional headquarters of the highly-popular Twin Lakes Brewery (3,000 sq ft) and Carber Testing
(5,300 sq ft), a hydrostatic testing company with locations in 13 States and their first foray into Delaware. As the Newport
Industrial Park continues its transformation as a 21st Century science and technology oasis, the Town of Newport expects to
rename the park in 2016 to better reflect the emergence of the many new science and technology businesses.
In total, HHA leased new space encompassing 143,000 sq ft and further extended leases in excess of 820,000 sq ft in 2015.
