Arthur Girio started the Girio Agency, 521 N.
Market St., in 1957 and 54 years and two genera-
tions later the family-owned business remains the
county’s source for real estate and insurance servic-
es.
Currently the business is owned by Arthur Girio’s
two sons, George and Joe Girio, who took over daily
operations of the company in the 1990s.
“My brother and I took ownership of the business
in the 90s,” George Girio said, noting the business is
now on its third generation. “Now our sons are
involved.”
Real estate brokerage, investment, consultation
and appraisal as well as all forms of insurance
including auto, life, home and business are among
the services offered by the agency.
According to George Girio, who oversees most of
the real estate operations, the Girio Agency’s 54-year
history makes it the oldest brokerage firm in
Lycoming County. He also said the company is one
of the largest appraisal businesses in the central part
of the state.
Joe Girio oversees the insurance side of the busi-
ness and said the agency’s decades of experience
help the company meet the needs of any client. He
emphasizes the personal touch offered by the agency.
“People still like to come in and talk to someone
when they have a problem. Personal service means
something to people, especially to our older clients,”
Joe Girio said. “Clients will find honest answers
with us.”
Offering both real estate and insurance services
helps make the Girio Agency a one-stop shop for
clients, George Girio said.
“We’re more than just listing and selling homes.
By coming to us we can provide (clients) with serv-
ices for their insurance and real estate needs,”
George Girio said. “The fact that we’re diversified
sets up apart from other companies.”
In addition to the real estate and insurance servic-
es, the agency recently has branched out into educa-
tion through its Professional Career Learning
Academy, which provides training and education for
real estate agents and commercial developers.
George Girio, who is one of only 16 appraisal
qualifications board certified uniform standards of
professional appraisal practices instructors in the
state of Pennsylvania, said the academy helps real-
tors and appraisers
maintain their certifica-
tions and licenses.
The agency also
develops commercial
and residential proper-
ties through its
Georgetown Manor and
Girio Properties divi-
sions, which have devel-
oped 67 units.
What the brothers
enjoy most about the
business is its people-
oriented nature and that
enjoyment helps build
lasting relationships
with clients.
“One of the things
we cherish the most is
we’ve had people as
customers for years.
People who were with
our father at the begin-
ning and are still with
us today,” George Girio
said. “I enjoy helping
people make money for
themselves and helping
them find a home for
their families. There’s a
personal satisfaction in
that.”
Looking toward the future, the brothers believe
their sons, Andrew and Brian, are the future of the
company and it will be up to them to determine the
fate the Girio Agency.
“Our sons are the future of this business,” George
Girio said. “As we continue on, it will be up to them
in what direction they take the company.”

In the 30 years since Jim Huffman bought
Huffman’s Office Equipment, he has seen a lot of
changes.
“As a kid, you take orders Monday, you deliver
Friday,” Huffman said.
Now, he said, people order online and expect their
office supplies to arrive at their doorstop the next
day. The customer can order whatever they need for
the office and pay with a credit card, without even
having to step into the store, 5318 Lycoming Mall
Drive, Montoursville.
“It’s very green if the customer wants,” Huffman
said, explaining that there does not need to be a
paper trail unless the customer wants one. “The new
way is much more cost effective. Once the customer
places the order, we don’t touch it until we deliver.
We call the suppliers and give them the list of items.”
He said he does not
get very many orders
over the phone anymore.
Working online has
changed the way he
interacts with customers.
While he used to work
face-to-face with cus-
tomers, now he said the
only people who see the
customers are the deliv-
ery people.
Huffman misses the
customer interaction.
“We moved away
from personal interac-
tion,” he said. “It’s a
shame because that’s
what we have over our
competition.”
Because the business
is small, Huffman
said that helped
them stay success-
ful.
“We can
change quickly,”
he said. “Quicker
than the big com-
panies.”
The office sup-
plies also have changed. Huffman said 75 per-
cent of the equipment has changed with the
introduction of computers and fax machines in
offices.
Huffman’s Office Equipment varies from
other stores in that they are the only one in the
area that sells office supplies, furniture and
machines, he said.
“Most only sell one or two,” Huffman said.
He bought an old firehouse in Pennsdale for
inventory years ago, but since most people buy
online, he no longer needed the space and
instead rented out the property to the gas
industry.
With the website, Huffman said he can do
more business with less space and people. He
went from six store locations and 45 employ-
ees to one location and 14 employees, just in
30 years.
Most of the business Huffman does is with
his furniture line. The office supplies come in
small orders consistently. While the furniture sales
are much more inconsistent, there are large peaks in
the sale of furniture when a company needs to fur-
nish or refurnish an office.
The store offers free delivery daily to a 60 mile
radius around Williamsport.
Huffman bought the business from his father in
1981, which meant he worked in it for a long time
before he purchased it. From his time spent in the
office supply business, he said he does not have a
favorite part.
“I’ve been in business so long, I like it all,” he
said. “I grew up in the business and never did any-
thing else.”
If he had to pick the best part, it would be his
staff.
“The most key employees have been here for 20
plus years,” Huffman said. “I have a very great
staff.”
For the future, Huffman wants more of the same.
“I want more technical products in serving cus-
tomers,” he said. “Less and less paper.”

The area has seen growth over the year with the
influx of companies and their workers coming from
out of state for gas drilling, and one business is tak-
ing advantage of it - Rig Maids.
“We are a professional cleaning service that is
dedicated to the oil and gas companies,” Dave
Pfleegor, owner, said.
The company cleans gas workers’ mobile houses.
Pfleegor said they do go to offices and supervisors’
houses, but their main focus is the gas workers.
“It’s been a great business and it’s a great idea,”
he said.
The company has been in business for about a
year but it has been in the works for longer than that.
“We kind of got the idea at around October 2010,”
Pfleegor said.
Pfleegor said he was trying to think of what the
gas industry needed when he thought of this business
idea.
With a safety certification which allows the com-
pany to be on gas-drilling sites, it has allowed Rig
Maids to set its self a part from the competition.
Gas companies cannot just hire any cleaning serv-
ice as not all are certified, like they are.
“We’re not a run-of-the-mill cleaning service,” he
said.
The company and its 10 employees worked
through safety training and the business made sure to
have the proper worker’s compensation plan so they
were able have access to the locations.
Besides the paperwork, Pfleegor said Rig Maids
also has quality employees that set them a part from
other cleaning services.
Rig Maids prides themselves on having a hard-
working and dedicated staff, as each employee is on
call 24 hours a day. Pfleegor also said how Missy
Palmer, manager, is a great asset to the company.
“Our claim to fame is we can make one of the
run-down trailers look brand new,” Pfleegor said.
Though the gas industry is a big part of the area’s
industry, Rig Maids is comparatively small with its
10 employees, four vans and a truck.
“With this, it’s a simple idea,” Pfleegor said.
But the company isn’t staying small for long.
Pfleegor said they are expanding across the state and
farther.
The business is now in the Pittsburgh area and just
opened in Ohio. Pfleegor said it took a while to
expand, but business is good enough to extend their
services.
“Business is great,” he said, “I never thought it
would be what it is.”

When the economy goes down, enrollment for
Newport Business Institute goes up, said the school’s
director, John Kiernan.
“The students realize they need more skills,” he
said. “’Last year, I was going nowhere. This year,
I’m going somewhere. I’m going to Newport
Business School.’”
There are currently 66 students enrolled, with 45
physically attending classes and 21 online students.
Kiernan said the average amount of students usu-
ally is between 150 to 300, but the school is going
through a transitionary phase.
The business school, 941 W. Third St., offers
degrees in business administration, medical adminis-
tration, legal administration and administrative assis-
tance.
He said the post-secondary school is where stu-
dents can go for a local school with a small class
size. The student teacher ratios range from one-to-
one to one-to-15 at most. Kiernan said the average
class is one professor for every eight students.
Kiernan said about 1/3 of the students are 18 to 22
year olds and another 1/3 are married adults looking
for a career change with a mid-life redirective. Other
students lost their jobs and need new skills for the
workplace.
The biggest difference between Newport and
other schools is the focus, Kiernan said.
“We can do programs online,” he said. “Some
people want to go to school, but they only have so
many hours.”
Every student has to do an internship to graduate
and every class is focused to prepare the student for
the internship and later career.
The school also has a dress code to prepare the
students for the business attire they will wear in the
future jobs.
Newport, formerly Williamsport School of
Commerce, was founded in 1955 by Raymond and
Sara Cornelius, who led it until September 1976. The
school was purchased and formed into Williamsport
School of Commerce, Inc., under the laws of
Pennsylvania.
In June 1982, the Williamsport School of
Commerce purchased the former Clay Elementary
School from Williamsport Area School District. Built
in 1963, it has six classrooms for instructional use.
In January 1996 the name was changed to Newport
Business Institute, Inc. Newport is a combination of
New Kensington, which is the other branch of the
school, and Williamsport.
Kathy Erine, a business administration student,
said with such a small school, it makes it easy to
support each other academically and in other ways.
“I’m a nerd,” she said. “I like it all. I waited a
long time (to come back to school). Because we’re
so small and so personal, it’s more like a family. The
teachers aren’t here to lecture, they’re here to teach.”
Penny Ellis, career development coordinator,
works with area employers to place graduates in
careers.
“When somebody gets a job that’s right for them
and they love, it’s a good feeling,” she said.
Jim Trick, a college writing professor, said he
enjoys seeing the achieve their potential.
“(My favorite part is) watching the non-traditional
students succeed beyond their own expectations, not
mine, but their expectations,” he said.
He said the recent high school graduates and the
adult learners come together and play off each
other’s skills in the classroom.
