In addition, my knowledge of commercial construction materials and methods gives me a thorough understanding of the construction process and allows me to evaluate construction schedules from design to occupancy. Education: Bachelor of Science, Business Administration/Finance Central Washington University Construction Management Courses Edmonds Community College, Washington State Experience: 2005 to 2009: Bomel Construction Company, Inc., Anaheim Hills, California Project Manager My association with Bomel Construction provided me the opportunity to assume the project management responsibilities of the Los Angeles City College Parking Str ucture and Athletic Field project, a $48.5M two level parking structure with an athletic field constructed on the roof level and a 40,000 sf maintenance facilit y built within the structure. As Bomel's project manager, I was ultimately res ponsible for the day to day oversight, including final negotiations of subcontra ct agreements and major purchase orders, scheduling updates, primary liaison bet ween owners representatives, design consultants, Department of State Architectur e (DSA) and design build subcontractors, owner initiated Change Directives and C hange Orders, review of all RFI's, submittals & shop drawings and contract compl iance with all LEEDS, OCIP, Prevailing Wage and Project Labor Agreement requirem ents. This project was recognized by the City of Los Angeles Business Council a s part of a campus wide LEEDS Certification Program achieving 'Platinum' status and awarded a Certificate of Excellence for its contribution to the urban enviro nment. 2004 to 2005: R.D. Olson Construction, Irvine, California Senior Project Engineer R.D. Olson is a nationally recognized developer and general contractor in the re sort/spa, hotel, restaurant and entertainment market as well as high density, mu lti-family developments. Through reputation for top quality construction and qu alified, experienced personnel, R.D. Olson amassed a respectful list of repeat c lientele including Marriott International, Hilton Corporation, Mission Inn, Mort on's Steakhouse, Benihana Restaurants, Dave & Buster's, Los Angeles County Fairg rounds and Disney among others.

As a member of the project team, it was my responsibility to contribute to the o verall success of the project. My day-to-day job duties included document contr ol of all project documentation including bid documents, RFIs, RFPs, COR's, SCA' s, CCA's, submittals & shop drawings. I expedited material deliveries, interfac ed with subcontractors for coordination and scheduling; updated the project sche dule; prepared and processed pay applications; analyzed and tracked project job costs. Other duties included bid preparation, assisting with the estimating; so liciting and evaluating subcontractor bids and performing quantity take offs. 2002 to 2004: Howard CDM, Long Beach, California Construction Manager I was one of three Construction Managers overseeing two major re-development pro jects, (over $2 billion) in Long Beach, California. CITYPLACE is a mixed use de velopment of approximately 475,000 square feet of retail space and residential u nits with associated site infrastructure development, street improvements, and u pgrades and modifications to the existing parking structure. THE PIKE is 370,00 0 square feet of retail and entertainment complex including a 7-story, 2,200 sta ll parking structure, 14-screen mega-plex theater, entertainment venues, waterfr ont restaurants, a center Town Square, and a "roller coaster" themed pedestrian bridge. The parking structures at both developments are owned by the City of Long Beach, and the construction for each was performed under separate public works contrac ts. Having specialized in publicly funded contracts, I was assigned to oversee this portion of both developments, including design consultants, general contrac tors, overall budget performance, and project scheduling. It was my task to ens ure that my client received the most value for the least amount of cost, and to achieve this end, I exercised strong leadership, effective communication and a s treamlined process of document control and distribution. 1991 to 2002: Lumpkin, Inc., Seattle, Washington Project Manager Project Manager for a general contractor specializing in construction contracts for local, state, and federal government projects, including public schools, sta te colleges, and public transportation. My 11-year association with this firm p rovided me the opportunity to execute all facets of a construction contract. Th is would include but not limited to: prepare bid documents, obtain insurance and bond documentation, negotiate subcontract agreements; process, track and mainta in construction documentation, (i.e. submittals and shop drawings, change orders , RFI logs, etc), certified payroll and prevailing wage reporting, conduct weekl y progress meeting, record meeting minutes, review and approve subcontractor and material invoices, process pay applications, monitor and manage the project bud get, maintain the project schedule, and produce WIP forecasts.
