CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS: This Contract made and executed by and between: Aileen A. Wycoco, of legal age, Filipino and with residence at Cabanatuan City, and hereinafter referred to as the LESSOR, and ______________________________, IN REPRESENTATION OF  ______________  ________ _____________ ______________ ________ _ as General General Manager, Manager, likewise likewise of legal age, age, Filipino Filipino and with at __________________________________ and hereinafter called the LESSEE, under oath on the following: WITNESSETH

THAT, the LESSOR is the owner of a Commercial Building situated at Mabini Extension, Cabanatuan City. THAT, for an in consideration of the sum of_______________________________ (P_____) as monthly rental fee to be paid by the LESSEE of the LESSOR on every ______ day of each month beginning_____________________, the LESSOR hereby leases unto the LESSEE the property mentioned in the proceeding paragraph. THAT, the LESSEE shall pay to the LESSOR an advance rental equivalent to  ____ month/months month/months and deposit deposit of _________ _____________ ____ or a total of of ______________ ________________. __. THAT, advance made by the LESSEE shall be applied in the last month of the expiration of the contract; THAT, if the LESSEE shall not finish the contact of one year the deposit shall be forfeited in favor of the LESSOR; THAT, the monthly lease rental shall be paid and delivered by the LESSEE to the LESSOR at the house of the LESSOR at Mabini Extension, Cabanatuan City, on the date and place agreed upon; THAT, in case of failure of the LESSEE to pay for two (2) succeeding months, then this CONTARCT is automatically terminated and the LESSOR can automatically take possession and control of the leased premises; THAT, in case of litigation filed by the LESSOR against the LESSEE, the LESSEE agrees to pay damages, expenses and attorney’s fees in the aggregate amount of _______________________; THAT, the LESSE shall not sub-lease the premises to any other person or entity and no flammable or combustible materials shall be stored therein except cooking gas for personal use of the LESSEE, not exceeding one container; THAT , the LESSEE, hereby acknowledges the receipt of possession of the premises hereby leased in tenantable condition, and hereby agrees upon expiration or earlier termination of this lease to peacefully surrender to the LESSOR the possession of said premises in the same excellent condition, ordinary wear and tear expected; THAT, then LESSEE that answer damages may occur to the leased property including its accessories during the tenure of lease;

 

THAT, the LESSEE is hereby authorized to make improvements on the premises at his expense and shall not be reimbursed by the LESSOR, and that any and all such improvements shall become the property of the LESSOR upon the expiration od this CONTRACT; THAT, the LESSOR and/or her authorized representative is authorized representative is authorized to enter the premises for the purpose of inspecting and viewing the same at reasonable hours of the day; THAT, water, electric and telephone bills shall be to the account of the LESSEE’
