Two challengers seek open School Board seat
Two challengers are seeking the open Seat 4 on the Germantown School Board in the April 2 election. Brian Medved and Jill North are the candidates for the open seat. Both candidates recently answered questions submitted by the Express News. Personal information: Medved has been a district resident for 20 years. He has an undergraduate degree from UWWhitewater and is the owner/operator of WI Home Solutions LLC. He has four boys attending school in the district. He has served as a Cub Scout leader and as an assistant scoutmaster for Boy Scouts. He has been chairman of the Scout Fundraising Council and has served on the Boy Scout Council board. He has helped with Little League and was a soccer coach. “The quality of Germantown schools was a high priority in the decision to move into Germantown, even though at that time I did not have any children,” he said. North has been a district resident for 29 years. She graduated from Mount Mary College with a undergraduate degree in occupational therapy. She is married and has three daughters, two of whom graduated from the district while the youngest daughter is a senior at the high school. She has been a Girl Scout leader for 11 years and spent the past 17 years as a Day Camp volunteer. She has also served in several positions on

HAWS seeks support in addressing hoarding cases
A recent case of cat hoarding in Waukesha County has led HAWS, the Humane Animal Welfare Society of Waukesha County, to ask for the community’s help, and for residents to take action to prevent further occurrences of animal hoarding. When is "many" considered too many? Animal hoarding, as defined in this circumstance, is when an owner/caretaker has more pets than they are able to care for properly. HAWS’ Spay-Neuter Initiative Program (SNIP) and Project Guardian both offer free or low-cost surgeries to community residents, effectively decreasing cat overpopulation. HAWS stresses the need for community involvement to help eliminate future hoarding cases. Notes Executive Director, Lynn Olenik: "People often don’t find out until the animals start to suffer." Rather than allowing a situation to become uncontrolled, HAWS and Waukesha social service representatives ask any resident of the County, concerned that someone may have too many pets, to seek help for that person. Reports can be made to HAWS at 262-542-8851 or the Department of Health and Human Services at 262-5487212 or 211. HAWS is caring for nearly 50 cats that were surrendered by a single Waukesha County resident. Olenik says the shelter is "treating all those we feel we can help. Most of the cats were ill and suffering, and living in deplorable conditions." Olenik stated as the cats are stabilized they will be placed up for adoption. Until that time, the shelter needs the community’s assistance with donations of cat food, cat litter and towels. Residents are also asked to donate money towards medications for treating upper respiratory infections and for deworming, and to sponsor spay-neuter surgeries for these cats – all costly items for HAWS to sustain. Donations may be dropped at the Family Pet Clinic at N73 W13583 Appleton Ave. Menomonee Falls, WI. HAWS, a non-profit organization established in 1965, assists over 6,000 animals each year and welcomes more than 31,000 human visitors to our shelter annually. As an open admissions and full service shelter, HAWS assures sanctuary for animals in need while offering educational programs and a myriad of services to promote responsible pet ownership and prevent animal abuse. Dear Dr. Winter, I am a new (complete) denture wearer. How can I determine what proper fitting dentures "should" look, fit and feel like? Neither my top, nor bottom fit. My top denture doesn't seem to go up far enough and has about a 1/4" gap where EVERYTHING (including saliva) goes under my denture(s) regardless of the denture adhesive I use. They don't line-up, my smile is "lop-sided" and I can't eat. Should my top denture go all the way up to the top/have a gap or be flush? Thanks! Dear Kathy, I am sorry you are having problems. The easiest way to answer your question is to say I have to look at your dentures to evaluate the size of the peripheries, the seal in the palatal area and the retention of the new denture. Dentures should fit intimately to the palate. They should not have a gap that is felt with the tongue. If the denture is extended too far to the back of your mouth it is possible to feel a gap if your soft palate is covered as your soft palate moves during speech and swallowing. If the top denture doesn't seem to go up high enough the dentist needs to evaluate it and make sure there is a good fit and it has been trimmed properly to insure the denture is fully seated. If it is not all the way down, a proper adjustment could allow it to seat further. In the absence of good fit the denture may need to be relined where a new impression is taken in the denture and it is sent to the lab to have additional acrylic added to the inside of the denture. If you can't eat the dentures are not done. I always tell patients the day they take my dentures home they are only half done! The final adjustments to your fit and bite will help insure they are optimal. If they don't line up--and your smile is lop-sided you need to address this with your dentist so they can remedy the situation. If the dentist did one or more try-in visits to check smile display, alignment, bite then they should look great now. Please ask your dentist to address these items until you are satisfied. If not seek a second opinion. Dear Dr. Winter, I had porcelain crowns done 4 years ago and I am just not happy. There is now a space between the teeth and they appear to be too yellow what should I do? Also a space opened up and I didn't wear the retainer I was given with the crowns. Well, presumably you approved them before they were cemented. Patients are always told that the color of crowns will not change so they must approve the

shape and appearance prior to allowing them to be cemented. It is much easier to have a lab change the color of the crowns before they are cemented then to go through the arduous task of cutting them off, retemporizing the teeth, making a new impression and redoing the entire process. Not to mention that cutting crowns off of teeth is not a benign process and can lead to further trauma to the underlying tooth structure and potentially causing the nerves to die resulting in one or more root canals. Not wearing a mouthguard in situations where patients clench their teeth or grind their teeth can allow teeth to move as well so not wearing your mouthguard can really change your bite in certain situations. Roggensack seeks support during Germantown stop
Wisconsin Supreme Court Justice Pat Roggensack was back on the campaign trail with stops in Ozaukee County and Germantown March 23, a day after she participated in a debate against her opponent, Marquette University Law Professor Ed Fallone. Roggensack is seeking a second 10year term on the court. “In my view, the race is about experience and judicial philosophy,” Roggensack said prior to speaking with supporters. Roggensack described the run for public office as a job interview, and one in which candidates describe their experience and why they are qualified for the job. Roggensack said “probably 80 percent” of the role of the state Supreme Court justice involves whether another judge or court properly applied the law. “Having been a judge for almost 17 years now, I’ve done the work of a judge over and over and over,” Roggensack said. “When I review the work of another judge — because that’s what I do at the Supreme Court, I know where to look — I know where they may have problems in the record, I know what kinds of standards in the review should have been applied to the cases. I can really give the public a much more thorough review of each case because of my past experience as a judge.” While interpreting the law is key task of the court, how the court operates became an issue following a heated dispute between justices Ann Walsh Bradley and David Prosser in June 2011 in which Roggensack got between the two other justices. Roggesack conceded the confrontation “caused a grievous injury to the court, and there is repair work that needs to be done in regard to that. But on a daily basis, we are getting our work out in a more timely fashion than before, we are doing a number of things to focus more fully on the needs of the public.” “This race is really not about the court. The race is about who is better qualified to do the work of a Supreme Court justice,” Roggensack said. Roggensack also described her judicial philosophy. “My philosophy is set by the Wisconsin Constitution. That constitution requires me, as a member of the judiciary, to show respect for the other two branches of government.” Roggensack explained that she tries to interpret laws from the Legislature “consistent with the policy choice the Legislature was making when they enacted the statute.” —By Thomas J. Falls candidates support options for merging services
The possibility of the Menomonee Falls and Lannon fire departments consolidating operations served as the basis for one question during a Village Board candidate forum at Menomonee Falls High School March 25. Lannon and Menomonee Falls have entered formal negotiations to consider options for shared fire services. In the April 2 election, seat 4 incumbent Michael McDonald is being challenged by Jeremy Walz, seat 5 incumbent Jeff Steliga is being challenged by Bonnie Lemmer while seat 6 incumbent Steve Raymonds is running unopposed. Forum moderator John Mercure asked used the negotiations to ask the candidates a broader question: “Are you for or against the merger of municipal services with neighboring communities, and why?” “I think it’s going to be inevitable. Communities will have to merge, will have to share services,” Raymonds said. Raymonds noted that Menomonee Falls is provide dispatch services for the Lannon Fire Department in return for Lannon providing fire service to the southwest portion of Menomonee Falls. “It’s a good thing, I think we’ll need to do more,” he said. Raymonds said the combination of increased mandates and decreased state funding is prompting a look at other ways to reduce costs. McDonald said the village “is in the best position” to look at such options due to the fact the village has low debt and a high bond rating. He said that gives the village flexibility to enhance current services. McDonald said it is important for voters to “return experienced candidates with a proven track record that have the ability to deal with these types of issues, that have had the chance to be involved with these type of discussions, to make sure we do maximize the discussions that are presented and look at all aspects of these mergers in a way in which you got experience and knowledgeable information at hand by experienced and proven candidates.” Walz said he supported merging fire services while adding he would also want to see the village Fire Department go to paramedic status. “I think the village can benefit from having a solid paramedic program,” he said. He added the village has an ability “to become the best local fire department and attract quality candidates to our department.” Lemmer said the merging of municipal services “is something that is going to be happening on a continual basis” as budgets are tightened. She said merging services “can only make those departments better in the end.” “You’re going to be attracting the best of communities when you merge the services,” she said. Steliga said he is “in favor of merging services as long as it saves money for us.” He added that the merging of services is going to be inevitable because of Act 10 which limits revenue growth for municipalities. “We need to find more creative ways out of getting more with fewer dollars,” he said. —By Thomas J. Track: Falls girls third at Greater Metro Indoor
Menomonee Falls finished third while Hamilton finished sixth at the Greater Metro Conference Indoor girls meet at West Allis Central High School March 27. Menomonee Falls was led by Mikayla Robertson, who won the 200 meter dash (27.20), 400 meter dash (1:02.09) and triple jump (36-9). Other top finishes came from Savanna Callen, who finished third in the 55 meter high hurdles (9.91) and second in the 55 meter low hurdles (9.81). Also, Haley Precia finished third in the high jump, crossing the bar at 4-10. The 4x240 meter relay team won the event with a time of 2:25.71 while the 4x160 meter relay team was third with a time of 1:31.75. The top finish for Hamilton came from Meghan Joyner, who finished third in the 55 meter low hurdles with a time of 9.47. In the boys competition held at the same venue the previous day, Menomonee Falls finished fourth while Hamilton finished fifth. Top finishes for Menomonee Falls came from Adriaan Roscher, who won the high jump by crossing the bar at 6; and the 4x160 meter relay team, which won the event with a time of 1:17.69. Also for Menomonee Falls, Christian Almonte finished third the 55 meter dash with a time of 6.78 while Aron Schwartz finished fourth in the pole vault by crossing the bar at 12. Top finishes for Hamilton came from Drew Patterson, who won the 200 meter dash with a time of 23.99 while finishing second in the 400 meter dash with a time of 53.91. Chais Blackburn finished third in the 55 meter low hurdles with a time of 8.22 while Joel Fotsch followed with a time of 8.32. Blackburn and Fotsch finished in the same places in the 55 meter high hurdles with times of 8.38 and 8.5.

Allyse Dieringer and her University of WisconsinWhitewater teammates won the National Collegiate Gymnastics Association Championship held March 22-23 at Kachel Gym in Whitewater, Wis. Dieringer, a junior psychology major from Germantown, Wis., helped the Warhawks win their second consecutive title. The final standings were: UW-Whitewater 189.75, UWLa Crosse 186.57, New York-Cortland 185.90, New YorkBrockport 185.30, UW-Eau Claire 184.55, and Ursinus College 181.32. UW-Whitewater has been on a steady progression toward the NCGA title. The Warhawks placed third in 2010, second in 2011 and tied for first in 2012. I understand the role of school board is to set a strategic vision for the district as a whole, and I believe I am the right person to help guide that vision.” What are key issues facing the School Board and what are your positions on those issues? In response Medved stated: “The School Board has a lot on its plate right now. We are currently searching for a new a superintendent. I think I have a good pulse on the community and feel I could be very helpful in guiding this process in finding the best possible candidate.” He then added: “I will be able to develop a collaborative partnership with the administration in developing a strategic vision through my leadership. Student achievement will be my number one focus for developing a strategic vision. One area I see lacking in the schools is the use of technology by our students and staff. This needs to be a focus of our board and administration going forward. There are many opportunities to simplify and improve our education process through the use of technology. I feel we can accomplish this without any increases in spending.” North cited two issues facing the district: closing the budget gap and building space. Regarding the budget gap North stated: “Schools are locked into budgets through revenue caps. The per student cost of education was capped in 1993. Twenty years have passed and any allowable increases along with state cut backs monetarily challenge school districts to deliver current education or develop any new programming. Capital improvements cannot be funded unless other areas are cut or a referendum is passed to increase spending.” She said there is a need to “explore additional ways of producing revenue outside of the tax base and state aid” and “continue to nurture and foster relationships with school and community groups. These groups use the school buildings but also give back monetarily to the school district. For example, PTAs collectively donated over $70,000 worth of technology last year.” Regarding building space North said she is a believe in small class sizes. “The district has a guide line/policy for class size. We are over the guide line in several elementary grade levels. Specialty classrooms can be used to deliver grade level education however this means art and music travel from room to room. I feel this is temporary solution to space.” “Ultimately, building an elementary school is the solution to easing the space needs and getting back to the class size policy. The board will need to feel the pulse of the community in judging whether to put the referendum question out there,” she stated. What do you want voters to know about yourself? Medved stated: “I would describe myself as a common sense conservative. I believe in effective, efficient government at all levels and believe that decisions should remain local. I support Gov. Scott Walker and think that ACT 10 was a good idea to get expenses in check. I have a background in construction, inventory control, management, loss prevention, leadership roles in volunteer organizations, and fundraising. This experience has allowed me to lead others and we have been able to accomplish amazing results in a short amount of time. I am a critical thinker who comes up with innovative solutions to complex problems. I believe you could not put a better candidate on the School Board. If I am elected, know that all the stakeholders in Germantown will be in good hands. My guiding principle as a School Board member will be, ‘what is in the best, long term interest of all the students in the district while keeping all stakeholders in mind.’” In response to the question North said: “I have a true passion for education. I am committed to providing excellent public education for the students of Germantown School district. I have been involved in the schools and community for the past 17 years; school district committee member, Leadership Germantown participant, Girl Scouting, Destination Imagination coach, Junior Achievement volunteer, active in PTA’s at all levels and have held leadership positions. My experience and involvement gives me a perspective on what is happening in our schools. I positively interact with all groups and am a creative problem solver.”

WCYHA sends 7 players to Kohlmann Cup
Washington County Youth Hockey Association announced that seven players have been selected to participate in the 2013 Kohlman Cup. Evan MacDonald (Germantown), Eli Kopish (West Bend) and Matt Likins (Grafton) will play in the 2000 birth year tournament. Adam Butler (Germantown), Ethan Coughlin, Gavin Pickett and Ethan Carmichael (all of West Bend) will play in the 2001 birth year tournament. "It's a testament to the hard work and dedication that these boys and the entire Association puts into skill development," said Eddie MacDonald, Director of Player Development and Pee Wee A coach at the WCYHA. "This will be a great opportunity for these seven boys to see how they stack up against some of the best hockey players at their age throughout the state." The Kohlman Cup is an annual all-star hockey showcase tournament that closes the traditional hockey season. In its ninth year, the tournament pits each of the 6 WAHA regions against one another to determine a statewide champion at both the Pee Wee major (2000) and minor (2001) levels. The players from the WCYHA will compete for their respective Region 5 teams. This year's tournament will be hosted by Region 5 and take place at the Ozaukee County Ice Center in Mequon, April 6-7. The Washington County Youth Hockey Association is a private non-profit hockey association. Through a dedicated staff of certified coaches the WCYHA strives to teach youth sportsmanship, ice skating, teamwork, build self-esteem, and develop discipline. WCYHA fields teams through high school aged youth, and supports and maintains the Kettle Moraine Ice Center in West Bend owned by the WCYHA. The WCYHA operates completely with volunteers dedicated to putting on a first class hockey program for the youth of the Washington County community.

Voters will go to the polls April 2 to cast ballots in local and a few statewide races. Village Board, School Board and a state Supreme Court seat are among the seats up for election. Polls will be open from 7 a.m. to 8 p.m. There are four polling locations in Germantown: District 1: Bethlehem Evangelical Lutheran School, N108 W14290 Bel Aire Lane; District 2: Germantown American Legion Post, N120 W15932 Freistadt Road; District 3: Life Church Student Center, W164 N11325 Squire Drive; and District 4: CrossWay Church, W156 N10041 Pilgrim Road. Richfield residents will cast ballots at Northbrook Church, 4014 State Road 167.

Spring means animals on the road
By Craig W. Armstrong Spring is here and everyone wants to enjoy the warmer weather that includes animals. Each year, there are more than a million auto accidents involving animals, accounting for an estimated 10,000 injuries and 150 deaths each year. The average amount of property damage caused by animal collisions is $2,500 per accident. Where you live determines which animals you might encounter. Animals like deer, moose, elk, horse and cows often wander onto highways or roads. The most important thing a driver can do to stay safe is to be alert. Reducing your speed is key to avoiding an animal-related accident. The more time you have to react, the better chance you will have of avoiding an accident. In areas animals are known to habitat, get into the habit of scanning the roadway. Use your high beams whenever possible. This will help you see the animals' eyes reflected in the light. Keep in mind that many species of animals travel in groups. When you see one deer bounding across the road, chances are there will be several more following. Be extra cautious when driving near farms, wooded areas, open fields and water. Many times you will see signs advising you of the animals known to cross the road in that area. Take these signs seriously. Make yourself known. Use your horn to warn the animal of your presence. Honking your horn is the most effective way to get the animal's attention. If are in a situation where an accident with an animal is inevitable, don't swerve. Swerving to avoid an animal can cause more damage and injury than hitting the animal. Put the spring back in your vehicle
By Craig W. Armstrong The days are getting warmer, the ice has melted and the birds have returned. That can mean only one thing-spring has sprung. For many people, spring brings a return to the great outdoors. It can also mean less treacherous and time consuming driving. No more digging your car out just to go to work, driving at a snail's pace and scraping, yes, the dreaded scraping. While it's tempting to jump in your vehicle and enjoy the freedom that spring brings to driving, keep in mind that like you, your car has been through a lot over the winter. There are several things that need to be checked and prepared for spring driving. Depending on your level of car maintenance expertise, you may be able to do most of these things yourself. If not, have a professional take a look under the hood. Begin where the rubber meets the road-your tires. Check your tire pressure. The correct pressure will be printed on the tire in PSI (pounds per square inch). If the tire is under the recommended PSI, inflate it to that number...DON'T OVER INFLATE IT. This may also be a good time to get your tires rotated. This should be done every 5,000 to 10,000 miles. For many areas, spring means rain so it's a good time to check your wiper blades. There are few things more annoying than driving in the rain with wiper blades that aren't doing their job. It's frustrating to have a big smear across your field of vision or a torn wiper blade trailing across your windshield. Avoid these problems b checking your wiper blades. Replacing the blades is quick, easy and relatively inexpensive. Simply go into your local auto part store, tell them your vehicle make and model, and they'll direct you to the correct replacement blade. Many stores will even install them for you. Another part that is easy to check is your battery. Pop the hood and make sure that the posts on the battery are clean. If there is an excess of corrosion on the battery, consider replacing it. Clean out the interior. Months of salty and snowy boots have no doubt taken a toll on the carpeting. It's a good time to vacuum and perhaps even shampoo the carpeting. While you're at it, clean out the empty coffee cups and fast food bags. Other things to consider are the air filter, the oil and oil filter, and the radiator and cooling system. Spring is a time to get reacquainted with the great outdoors-just make sure your vehicle is ready to spring into better weather.

Spring driving safety tips

By Craig W. Armstrong You survived winter, and now that spring has sprung, you think you have it made. Wrong. Spring showers bring more than May flowers; they also bring treacherous driving conditions. From rain to fog, construction to wildlife, spring has its share of driving obstacles. Spring can bring torrential rain and flooded roads. The dangers of these are obvious. Excessive speed on a drenched road can cause your vehicle to hydroplane. Hydroplaning occurs when the vehicle loses traction and slides like a sled over snow. Also, keep an eye out for potholes. If a pothole is filled with water, you cannot judge how deep it is. Going through a pothole at high speed can cause damage to your vehicle as well as cause you to lose control. It is also important to watch for puddles of water along the side of the road. While it was fun jumping in puddles as a kid, it can be dangerous to drive through them as an adult. If you have ever driven through a puddle, you know how it can completely shift your vehicle and send you spinning to regain control. Another danger from Mother Nature is fog. As temperatures rise, fog can form over ground which is cooler. Fog restricts or completely eliminates visibility. The most important rule for driving in fog is to SLOW DOWN. You must be able to stop within your sight distance. Be sure to slow down BEFORE you enter the fog, not after. Keep your low beam headlights on in the fog and don't hesitate to put on your hazard light. The key to driving in fog is to be seen. Whether you are driving in rain or fog, it is important to keep a safe distance between your car and others on the road. A good rule of thumb is the two-second rule. As a vehicle in front of you passes a stationary object, begin counting. At least two seconds should pass before you pass the

Spring ready tires
By Craig W. Armstrong The weather is warmer and it's time to see how your vehicle survived the winter. Spring is a great time to make those repairs, check those fluid levels and see how the winter has treated your tires. Your tires are something you can check and maintain, even if you aren't mechanically inclined. The first thing to do is check the pressure. You should do this every couple of weeks and before road trips. If you don't check your tire pressure on a regular basis, spring is a good time to start. First, you need to determine the recommended PSI (pounds per square inch) for the tire. This can be found on the tire or in the owner's manual. To check the pressure, you will need a tire gauge. Most pressure gauges you can buy today are digital and easy to read. Unscrew the cap on the tire stem and put on the pressure gauge. If it reads "35 psi," that means the tire requires 35 pounds of pressure per square inch. If air is needed to reach the recommend PSI, add air to the tire until you reach that number...BUT DON'T OVER INFLATE IT. Under inflated tires have greater friction with the road, which causes your vehicle to work harder. A vehicle that works harder uses more gas and costs more money. SRS: Fact or fiction?
By Tresa Erickson With any vehicle, the three most important safety features are the seatbelts, air bags and the windshield. All three make up what engineers refer to as the Safety Restraint System (SRS). The three components work together to keep occupants within the relative safety of the vehicle during an accident. Unfortunately, not everyone knows the features of the SRS and uses them to their advantage. How much do you know about the SRS? Take this quiz and find out. 1. Using the lap belt portion of a seatbelt is enough. True or False? False. Although the lap belt will protect you in the event of an accident, you should fasten it and the shoulder belt for the ultimate protection. The shoulder belt will keep your head from striking the dashboard in the event of an accident. 2. The windshield provides the support a passenger side air bag needs to deploy properly. True or False? True. Should the windshield be broken in an accident, the passenger side air bag will be practically useless. 3. Air bags can be used in place of seatbelts. True or False? False. Air bags supplement seatbelts; they do not replace them. 4. Seatbelts can be a hindrance in auto accidents involving water or fire. True or False? False. Wearing a seatbelt can prevent you from being knocked unconscious and give you a chance to get out of a submerging or burning vehicle. 5. Windshields provide structural support and crush resistance. True or False? True. In accidents where the windshield is broken, the structural integrity of the vehicle is compromised and occupants are more likely to sustain injuries. 6. Air bags are designed to reduce chest and head injuries. True or False? True. However, occupants who fail to wear seatbelts or only wear the lap belt portion put themselves at serious risk for chest and head injuries when thrown against an air bag in an accident. 7. Refusing to wear a seatbelt may save you in the event that you're thrown clear of a vehicle? True or False? True. There are cases in which occupants not wearing a seatbelt have been thrown from the vehicle and were not injured. However, statistics show that you are 25 times more likely to be killed when thrown from a vehicle than when wearing your seatbelt and remaining in the vehicle. 8. There are no laws regarding the replacement of windshields. True or False? True. While there are laws regarding the use and replacement of seatbelts and air bags, there are no laws regarding the replacement of a windshield. That's why it is important to choose a reputable glass provider. 9. Air bags provide a great source of protection for young children. True or False? False. Children between the ages of eight and 12 who stand less than 4'9" should never sit in the front of a vehicle where an air bag could deploy and injure them. They should always sit in the back seat where it is safer. 10. Seatbelts are not needed on short trips. True or False? False. Based out of: Germantown and Oak Creek regions
Part-time, hourly position (wide range of hours, hiring for all shifts, seven days a week including holidays). Responsible for the safe, efficient and timely operation of a motorcoach or limousine transporting customers to and from their departure location and return to their destination. Qualifications: Must be at least 25 years old and possess and maintain a valid Wisconsin Driver’s License and have a good driving record, be medically qualified per Part 391 of the Federal Motor Carrier Safety Regulations and meet company guidelines. • Motorcoach: At least “two” years Commercial Driver’s License (CDL) experience within the last five years; • Limousine: Needs a CDL with a passenger endorsement. We will train you if you don’t have a CDL. Motor Vehicle Report and criminal background check must meet company guindlines. Driver must successfully pass a company sponsored Department of Transportation (DOT) physical, pre-employment drug test; also meet Department of Transportation requirements. Professionalism, communication and excellent customer service skills highly important. Compensation and Benefits: Base wage plus tips, holiday pay plan based on years of service; 401(k) retirement plan with company match; voluntary sickness, dental, accident and life plans. Make or break: The home inspection
By Sam Erickson The home inspection can be a tense time whether you are buying or selling. If you are like most people, you’re not an expert on the inner workings of your home, and, while you might be able to fix a toilet or change out a light fixture, removing mold or lead paint is a completely different story. Because inspections happen after an offer has been accepted, both parties have a lot riding on a successful home inspection. In addition to these health and safety issues, other large-scale issues might include the life of the roof and the condition of the major systems in the house:‘air conditioning and/or heating. Most inspections will also look at the state of the appliances, plumbing, driveways, fences, sidewalks, exterior siding, electrical system, chimneys, ductwork, garage and others. As you can see, there are a lot of places to find flaws that homeowners don’t think about every day. If you are selling your home, one thing you can do is to hire a home inspector yourself to give the home a thorough check before you ever put it on the market. As you tackle the issues, keep copies of any contracted work or receipts that you used to fix the home. These can be useful when selling the home. If you decide to sell within a few years, you will know what areas still need repairs and be able to tackle them as cheaply as possible without endangering the sale of the home. When you buy your home, keep a copy of the inspection report in a safe place. It will give you a detailed account of what needs attention in the home. Once you have your inspection report, you can use the expertise of your real estate agent to negotiate what will be fixed, what will be left and any change in the price based on the condition of the home. The seller can often make minor repairs easily and fairly cheaply. Major repairs could be a different story, though. For a seller, the motivation can often be to find the cheapest contractor to do the repair work, so it is often advantageous to the buyer to ask for a reduction in the overall price and handle the repairs so that they are satisfied, instead of relying on the goodwill of someone abandoning a connection to the home. The process of the home inspection can be daunting, and it is important to get a reputable, independent home inspector mutually acceptable to both the buyer and the seller. In the end, the inspection provides more information, and that is always a good thing.
