The much awaited second edition of the Montpelier 5K run, walk and kids fun run is
underway!
The Montpelier 5K run and walk features the beauty of our neighborhood streets, and
the great sights of the adjacent Montpelier Mansion trails. The event starts and ends at
the Montpelier Pool and features the following:

- Commemorative T-shirt for all runners and walkers designed by Caleb Heidel
- Professional timing
- Prizes for age group and top finishers
- Great food and beverages at the finish pavilion
- Results printed on RacePacket magazine

Paul Buehler

As a board member, I will continue to improve and
maintain the Montpelier community common grounds.
I have been a Montpelier resident for 22 years and really
enjoy the community and residents. I have been on the
board since 2009, served as Pool Committee Chairper-
son and Facilities Chairperson and was league repre-
sentative for the Marlins Swim Team.

As a part of the MCA Board, committee chairperson
and community volunteer, I have worked to improve
many aspects of our neighborhood through careful plan-
ning, cooperation and hands-on work. We have some-
thing very special within our community and I would
like to see it continue as long as possible. I have been
actively involved in the pool, MCA socials, common
grounds, swim team, and have served as President of the
Association from 2009 through 2014.

I am married to John and have three boys – Patrick 27,
Sean 25 and Colin 23. My family and I have lived in
Montpelier since 1996, however I grew up here from
1967-1984. I currently am employed at St. Vincent Pal-
lotti High School in Laurel where I've taught math for
20 years. I was elected to the MCA Board of Trustees
the last five years and I also served on the Board sever-
al years ago. I served on the Board of Directors for the
Settler's Landing Homeowner's Association for several
years. I was an active volunteer on the Montpelier Swim
Team from 1997-2006. Now I wish to contribute my
time to our neighborhood in a different capacity. I am
interested in pool operations and social events.


Lillian Fazio

My name is Lillian R. Fazio. I am an original homeown-
er. I have been your Treasurer for the past five years. I
was also Treasurer from 1985 to 1996. At this point, I
feel very comfortable in handling the finances of the
community.

I believe Montpelier is a wonderful place to live. I
would like to keep it that way by taking care of prob-
lems as they arise. I believe in using our Reserve Funds
for the upkeep and beautification of the common
grounds. However, I also feel we must be prudent in the
amount of Reserve we spend so we do not deplete our-
selves in the event an emergency arises. I am very
much in favor of using legal assistance in order to col-
lect past due assessments. I am also a tennis player and
will actively work to keep the courts attractive.

I have lived in Montpelier for 44 years and I have been
on the MCA Board of Trustees for three years. I am
currently co-chair of the Facilities Committee. The spe-
cific MCA Board functions of most interest to me are
Facilities/Grounds Maintenance, Pool Operations and
Security.

My family has enjoyed living in Montpelier for eight
years. I believe the homeowner is the important person
and we must do what needs to be done to allow the
homeowner to create their home as they see fit. The
HOA is not to stop the homeowner, but to help home-
owners do projects that are safe and pleasing to every-
one. I will make sure that money spent from our HOA
funds is necessary and well-planned. I would like to see

the pool area improved for small children by adding a
more modern water park-like equipment. As a member
of the board, I provide email communication between
all the homes, and train and find moderators to keep
communication flowing.

I have lived in Montpelier for twelve years. I serve as
MCA Vice-President (2009-2014) and I am also a
member of the ACC Committee (2008-2014). I would
like the opportunity to serve a another term on the
Board of Trustees.


Richard Mason

I am honored to be Chairman of the MCA Security
Committee for the past three years and Chairman of
the Traffic Committee this past year. I have been an
MCA Trustee for the past two and a half years. My
wife, Emily, and I have lived in Montpelier for 39
years. We raised two boys here, and thoroughly enjoy
living in the Montpelier Community. I have a keen
interest in keeping our community safe, so have served
on the Security Committee for ten years. I have devel-
oped a good working relationship with the Prince
George’s County Community Police officers and grad-
uated from the Prince George’s County Citizens Police
Academy. I am also an active member of the Prince
George’s County Citizens Advisory Council. I enjoy
working with the Montpelier residents to make this a
better place to live. My objective is to inform our
community of events and guidelines from the police
and Montpelier residents. I also inform the police of
events and request services from them. My goals are
to prevent crime and keep our community safe. As
Traffic Chairman, I will make sure our traffic and
roads are safe and maintained properly. I have devel-
oped excellent working relationships with the County
elected officials and County Dept. of Public Works
and Transportation Managers. I would like the oppor-
tunity to serve another term on the MCA Board of
Trustees.







Jean Sorrentino

I have lived in Montpelier for 45 years and have en-
joyed being a Trustee for the past two years. My career
was in early childhood education-teaching and directing
nursery school, teaching kindergarten for the Prince
George’s County Public Schools, and finally working
for the Maryland State Department of Education as an
Accreditation Specialist evaluating private nursery
schools and kindergartens for approval by the State.

I have enjoyed the social gatherings on the common
grounds and pool and have provided my assistance
whenever it was needed! Specific board functions that
interest me are Communications and Social Activities.

President R. Derrick called the meeƟng to order at 2:15
PM. There was a quorum to conduct business. Current
board members were introduced and thanked for their
service, as well as L. Collman, ElecƟons CommiƩee and
Swim Team Chairperson; M. Boddie, ACCC Chairperson;
M. Derrick, Pool CommiƩee Chairperson and M. Hughes,
assistant to the board and ACCC.

President’s Report: Robert Derrick
• President R. Derrick reviewed the past year’s acƟviƟes
through a power point slide show.
• Social events such as the Easter Egg Hunt, July 4th
Cookout, Labor Day Cookout, Yard Sale, Flick and Float,
and Dog Day were successful and well-aƩended.
Thanks went to the Social Chairperson, Patricia Douville
and many volunteers.
• Many improvements were made to the common areas
this year, including resurfacing the parking lot, re-
poinƟng of bricks on the guard/pump house, Ɵling the
bathrooms, rebuilding the planters, building the nature
trail, improving security lighƟng and new steps to the
guard shack. The board has researched new play-
ground equipment as well.
• CommunicaƟon with the membership was also high-
lighted. The newsleƩer is hand-carried to every home
in Montpelier and mailed to non-resident owners. Oth-
er communicaƟons maintained with the membership
include the website, the 888/Info line, monthly board
meeƟngs, phone numbers/contact informaƟon in every
newsleƩer and online, the new Next Door email group
and the yahoo group list serv.

Financial Report: Lillian Fazio
• Trustee Fazio distributed copies of the Balance Sheet,
Profit and Loss statement and a proposed budget.
• The proposed budget includes an increased amount of
the social commiƩee and water.
• Over the past several years almost $500,000 has been
spent in infrastructure which was necessary because
many of our aging faciliƟes had reached or passed their
expected life.
• Members also donated $1,535 to the Officer Morris
Memorial Fund.
• Trustee Fazio thanked all members who pay the assess-
ment on Ɵme. At this date, there are 22 delinquent
members, approximately $17,000 in uncollected assess-
ments and the Board is aggressively pursuing collecƟon
through legal resources. Trustee Derrick thanked Trus-
tee Fazio for represenƟng the MCA in court proceed-
ings when needed.

Secretary’s Report: Patricia Douville
The 2012 Annual MeeƟng Minutes were distributed to all
present. AŌer a review, Trustee KeaƟng made a moƟon
to accept the minutes. Ms. Hartwig seconded the moƟon
and it passed unanimously.

L. Collman, ElecƟons CommiƩee Chairperson announced
the close of voƟng and confirmed that there was a quor-
um.

CommiƩee Reports:
Swim Team CommiƩee: Lynne Collman, Chairperson
Trustee Buehler thanked Lynne Collman for chairing the
commiƩee again. The Marlins moved into Division D this
year. We hosted the Divisionals this year and received
many compliments about our pool.

ElecƟons CommiƩee: Lynne Collman, Chairperson
BalloƟng was closed and the results were announced.
There were 62 ballots cast and the 2013-2014 Board of
Trustees is: P. Buehler, R. Derrick, P. Douville, L. Fazio,
Tim Jacobs, J. KeaƟng, R. Mason and J. SorrenƟno. The
board will appoint one more trustee to fill the vacancy at
the October meeƟng. Ms. Collman thanked her com-
miƩee, Ms. Puma and Ms. Eppleman.

Security CommiƩee: Richard Mason, Chairperson
Trustee Mason thanked the community for contacƟng
him regarding security issues and encouraged everyone
to call 911 in the event of an emergency. He also thanked
the Prince George’s County Police Department for their
help, as well.

Traffic CommiƩee: Richard Mason, Chairperson
• Montpelier Drive has been redesignated from a feeder
road to a residenƟal road which is the first step in
geƫng improvements to calm traffic. We now have to
wait for money to be allocated.
• The trees which Pepco removed along the power lines
of Mt. Pleasant and Cedarbrook are to be replaced in
October.

• The Cedarbrook/Muirkirk/O’Dell realignment is sched-
uled to be done in 2014.
• P. Collman asked if there was any informaƟon regarding
Muirkirk Road with the ICC work that is being done.
Trustee Mason said there is no project manager yet,
but he will monitor the issue.

OLD BUSINESS:
• Ms. Hynes reported that the dead trees which the
county planted are marked with white paint and should
be replaced by December. Please remember to water
them.
• Trustee Fazio reported that the cracks had not been
fixed on the tennis courts as promised by MidAtlanƟc.
She will contact our aƩorney for help.
GUEST SPEAKERS:
Kara Lloyd, Cmdr. District VI, Prince George’s County Po-
lice Department and Jason Wilson, COPS Officer. They
thanked Trustee Mason for his involvement with the
county police and the support from the Montpelier com-
munity for the family of Officer Morris and answered
many quesƟons from the community.

COMMENTS FROM MEMBERS:
• A member asked police about response Ɵme to 911
calls. If you call 911 and don’t receive a prompt re-
sponse, call again; however, don’t expect the police to
report back to you unless you specify that you would
like to speak with an officer in your 911 call.
• Ms. Hynes asked about security alarms. Most are a
priority, but companies respond to alarms differently.
If you are home or aware that the alarm goes off, call
911, don’t rely on the alarm company to do it.
• Mr. Hogie asked about the various numbers for the
police. Use 911 for emergencies. Use the non-

President Bob Derrick called the meeƟng to order at 7:03
PM. There was a quorum to conduct business.

Secretary’s Report: Tricia Douville
• The minutes of the April 2014 board meeƟng were re-
viewed. Trustee KeaƟng made a moƟon to accept the
minutes. Trustee Fazio seconded the moƟon and it
passed unanimously.
• A complaint has been filed against the MCA with the
Maryland Commission for Civil Rights. MCA’s insurer,
NaƟonwide, providing legal representaƟon.

Treasurer’s Report: Lillian Fazio
• Trustee Fazio prepared the monthly statements which
were distributed.
• Trustee Fazio reported 657 assessments have been paid,
but there is about $10,000 outstanding in “long term”
delinquents.
• Our bank debited $104 in fees from the MCA account,
but this was an error and the money has been refunded.
• Trustee Fazio will not be able to aƩend the June
meeƟng, but will prepare the financials for the meeƟng.

ACCC: Michael Boddie, Chairperson
• Mr. Boddie reported that complaints conƟnue about
cars due to a possible business acƟvity at a group home.
A leƩer will be sent to the owner of the group home to
noƟfy them of the complaint.
• A fine was reinstated effecƟve April 1 for failing to com-
plete repairs to a house that has been under construc-
Ɵon for a number of years.
• Mr. Boddie reported that decaying leaves in the streets
is sƟll a problem. Neighbors can call the county – 311 –
to report the problem.

FaciliƟes CommiƩee: Paul Buehler and Brad Gimbert, Co-
Chairs
• Trustee Gimbert reported that Ms. Hynes has watered
the new plants. A neighborhood young lady is going to
conƟnue watering like she did last year for the our plants
around the pool entrance.
• The floor Ɵle is sealed in the bathhouses. Both shower
rooms have been Ɵlted as well.
• The basketball court gate is off its hinges and volunteers
are needed to help fix it. [It has been fixed.]
• The pool company will fix the leaks and then turn the
water on to the drinking fountains.
• Trustee Buehler received a request to use the baseball
field a couple of Ɵmes a week for T Ball. He explained
that it is used on a first come-first served basis and a
community member in good standing would have to be
present.

Pool CommiƩee: Mary Derrick, Chairperson
Ms. Derrick reported that the pool will open on May 24. It
was almost filled at the Ɵme of the meeƟng and everything
looks good.

Social CommiƩee: Patricia Douville, Chairperson
• The community yard sale is this Saturday, May 17. There
will also be a Marlin Swim Team Car Wash at the pool on

emergency number 301 352-1200 for everything else,
but if you do not receive any response, call 911.
• A complaint was made about members puƫng leaves
into the street. Call the county, 311, to complain.
• The MCA does not approve solicitaƟon in Montpelier.
There is no list of approved solicitors. Many members
have put a “No SoliciƟng” sign on their door to discour-
age soliciƟng. If you ask a solicitor to leave and they do
not, call 911.

NEW BUSINESS:
• Benches would be nice on the new walking trail. It was
suggested that they be purchased through sponsorship
and they could have a small dedicaƟon plaque. The trail
is maintained through most of the spring through the
fall, but it will probably not be cleared of snow.
• A Community Directory could be created if there is inter-
est.

• Trustee Mason reported that pot holes are being re-
paired, but there are more to do.
• He thanked M. Lehman, C. Elliker, G. Hynes for their

• UƟlity line work is being done at the Cedarbrook/
Muirkirk intersecƟon, but with so many underground
lines in the area the work is behind schedule.
• It was reported that Eastgate Lane is in bad shape and
Trustee Mason will talk to M. Lehman. Residents are
encouraged to call the county (311) to report pot holes
and other problems. Geƫng the money allocated to
repave a street can take a long Ɵme, but it must be
brought to the aƩenƟon of the county by as many resi-
dents as oŌen as possible to get our priority raised.

• Trustee Fazio reported that the tennis courts need to be
cleaned and she will talk to the contractor.
• There has been no response from our complaint about
MidAtlanƟc to the BeƩer Business Bureau.
• The pickleball courts will be striped aŌer next weekend.
• A new roller dryer was ordered and has come in.

Ms. Hynes has the list of newcomers to visit and will ar-
range visits. She has been busy with the Bradford Pear
Tree, planters and landscaping duƟes over the last month.

OLD BUSINESS
• M. Lehman has been asked to get Montpelier on the
priority list when the Bradford Tree Replacement Pro-
gram is operaƟng again; however, organizers must be
mindful that some residents want to keep the trees and
they have been told in the past, that they could do so.
• A packet of informaƟon is being prepared for upgrading
the playground.
• The gazebo structure will be revisited for another design.
• InformaƟon on a liŌ at the pool will be presented at a
future meeƟng.
• White coaƟng needs are being surveyed to determine
whether complete removal is required at this Ɵme.
• Money has been allocated for annuals and trees; it will
be best to wait unƟl Fall to plant new trees.
• Quotes for a fence around the dumpster will be present-
ed at the next meeƟng.

NEW BUSINESS:
• New neighbors at 8708 Oxwell were welcomed.
• Trustee Buehler announced that Divisional Swim Meets
will be held at Montpelier in July.

• The aging pool cover was discussed but a new one is

to the ACCC leƩer informing them of complaints
about parked cars and business acƟviƟes. He would
like to meet with neighbors and the ACCC to discuss
the problem. He reported that they have a group
training meeƟng once a quarter. Holding a business
meeƟng which is disrupƟve to the neighbors is a cov-
enant violaƟon and a leƩer is needed. He, and
affected neighbors, will be invited to aƩend the next
meeƟng.

• Trustee Fazio prepared the monthly statements which

• Trustee Fazio reported that a long term delinquent may
offer a seƩlement.
• $21,900 is sƟll outstanding in delinquent assessments.
• Trustee KeaƟng asked if any delinquent amounts had
been wriƩen off. There was one write-off and a seƩle-
ment which needs to be noted in the financials.

CommunicaƟons: Tony Fleming, Chairperson
• Mr. Fleming reported that the Montpelier ‘Facebook’
page has 194 parƟcipants and if that was only Members
and only one per household it would equate to almost a
quarter of our neighborhood.
• ‘Nextdoor’ is growing and operaƟng well without moder‐
aƟon. Trustee Douville is using it for social events.
• The website is on auto‐ renew and will renew in in Febru‐
ary for another 2 years. There are no budget require‐
ments and he recommended that the money be given to
another budget and the commiƩee dissolved. The Board
can vote to reƟre the chairmanship or just not renew the
posiƟon once they are seated.
• Charmane Rucker and Tim Jacobs are the owners/
moderators of the yahoo list serv.

FaciliƟes CommiƩee: Paul Buehler & Brad Gimbert, Co-
Chairs
• Trustee Buehler is looking at canopies and shade struc‐
tures. He recommended a model that costs $8500 plus
installaƟon, but he asked for guidance from the Board
before geƫng more quotes. The Board discussed how
much use it would get especially when the sand wasps
emerge in late July. Another concern was how many
hours a day would the area actually be in shade and
whether a structure would be beƩer at the baby pool
and the canƟlever umbrellas placed at the volleyball
courts. Would trees be a beƩer investment for shade?
Trustee KeaƟng recommended that he look at and price
some alternaƟves.
• Trustee Buehler found that a screen/fence for the dump‐
ster would cost $4800. Trustee Buehler made a moƟon
to see if the Board desired to conƟnue seeking bids for a
decoraƟve, dumpster fence to consider at a future date.
Trustee Gimbert seconded the moƟon and it passed with
Trustees Buehler, Gimbert, KeaƟng, Mason and SorrenƟ‐
no voƟng yes and Trustees Fazio and Douville voƟng no.

Pool CommiƩee: Mary Derrick, Chairperson
• Ms. Derrick reported that every inch of the pool was in
use over the past weeks. The pavilion has been used for
pizza night, ice cream socials, social events, and private
parƟes. Several hundred more guest passes have been
purchased this year compared with this Ɵme last year.
• Ms. Derrick would like to order more stackable chairs
and tables. There is a $5,000 budget for furniture and
the Board does not need to approve anything within that
budgeted amount. Trustee KeaƟng recommended that
she compare the gauge of the aluminum and the strap
thickness on the chairs when deciding which ones to pur‐
chase. The current blue and white striped chairs have
held up well.
• Ms. Derrick reported that there are a lot of 4 and 5 year
olds in the big pool and many are passing the swim test.
There have also been some large, some unscheduled,
parƟes at the pool. She asked the Board whether the age
for free guest use should be under four years old and if
there should be a limit on the number of guests a mem‐
ber can bring in at one Ɵme. The Board discussed the
issue and their duty is to ensure that the pool and facili‐
Ɵes be available to the Members. Trustee Buehler made
a moƟon, effecƟve immediately, that any guest, age 4
and above, is required to have a guest pass to enter.
Trustee Douville seconded the moƟon and it passed
unanimously.
• Ms. Derrick asked if she could pay someone ($10 an
hour) to remove the weeds around the pool area. The
Board approved her request to hire someone for this
type of clean up.

• The 4th of July Pot Luck was a big success and the Labor
Day Pot Luck will be Saturday, August 30.
• The 5K Race/Walk and Fun Run is scheduled for Saturday,
September 6.
• The Fall FesƟval will be Saturday, October 25.

Security CommiƩee: Richard Mason, Chairperson
• Trustee Mason reported that one, unlocked car was bro‐
ken into and one bike was stolen from the parking lot.
• There are plans to install 2 addiƟonal streetlights on
Pleasant Court in September. These were requested by a
resident aŌer several crimes in the area.
• Annual Night Out hosted by the Prince George’s County
Police will be Tuesday, August 5.
• Cmdr. Lloyd invited Trustee Derrick to aƩend the next
CiƟzen’s Police Academy.
• Officer Wilson would like to meet with the 5K organizers.

Welcoming CommiƩee: Gloria Hynes, Chairperson
Trustee Fazio reported that Ms. Hynes has had no response
from post cards sent to new neighbors asking if they would
like a welcoming visit. Trustee Derrick asked if there might
be volunteers willing to drop off a cake or cookies for new
neighbors rather than trying to arrange a formal visit. No
one knew of anyone.

• Ms. Hynes is waiƟng for informaƟon from Behnke’s when
the pink and white dogwoods will be available for
planƟng along the foot path.
• The new playground equipment was discussed. Trustee
KeaƟng made a moƟon to purchase one “sidewinder,”
one “stand and spin,” one “periwinkle” (see saw), and
one “angry bird” bouncer, including installaƟon, for ap‐

12702 Silverbirch Lane – Rich Tringali, NCIA representa‐
Ɵve, aƩended the meeƟng to discuss complaints with
the ACCC and neighbors. One neighbor who was not
able to aƩend the meeƟng, sent a leƩer describing
covenant violaƟons (ArƟcle IV, Uses) of business ac‐
ƟviƟes, traffic congesƟon and safety. He also report‐
ed on the disrupƟve horn beeping s announcing the
arrival of the van. Mr. Tringali admiƩed that group
training meeƟngs are held on site, once a quarter,
but they are an essenƟal acƟvity for the group home.
He will suggest that aƩendees park on only one side
of the road and he asked if it would be possible for
them to also park on the side streets off of Silver‐
birch. He also reported that they will have a confer‐
ence center in September which will alleviate some
traffic issues. Mr. Tringali also exchanged phone
numbers with the neighbors present and said they
want to be good neighbors. He will ask the van driv‐
ers to call the house rather than honk the horn, but
they are required to stay in the van. B. Dennis made
a moƟon to accept the good faith proposals from Mr.
Tringali to alleviate the nuisance and miƟgate traffic,
and invite Mr. Tringali and neighbors back in Novem‐
ber to discuss the issue. J. KeaƟng seconded the mo‐
Ɵon and it passed unanimously.

• Trustees Douville suggested that a tetherball be added
to the volleyball area if there is enough room.

Crimes in community: The pool was vandalized late one
evening ‐‐ chairs, tables, and other items were thrown
into the pool. Thanks to the pool commiƩee and inter‐
ested residents, the pool was cleaned up in Ɵme for nor‐
mal pool operaƟons. The Security CommiƩee requested
increased police patrols at night in the community
grounds area. Street lights and garden decoraƟons were
stolen from the front yard of a residence on Silverbirch
Lane. Police were not called and no further acƟon was
taken. You can reduce this type of crime by turning on
front, garage and pole lights.

An abandoned house on Silverbirch Lane will be moni‐
tored. I have also asked police to occasionally ride by to
make sure there is no vandalism.

The Police Night Out on 8/5/14 was a huge success. It
was well aƩended and there were many police‐related
demonstraƟons and exhibits. Chief McGaw aƩended to
assist in the dedicaƟon of the memorial for fallen officer,
Adrian Morris. The Police thanked Montpelier for the
donaƟons to the Morris family. Thanks to Nancy Stakem,
Mike Agres, and friend Sarah for volunteering to work on
the food line.

The Police appreciated that their info on safety Ɵps,
crime solvers, and jury duty phone scams was forwarded
to our community via our group emails. I would like to
thank Nancy Stakem for leading the Security CommiƩee
during my two week absence.

The County replaced 26 dead trees on the County right of
way. Residents closest to trees are asked to water them
regularly unƟl they are established. We have also request‐
ed that Pepco replace the two dead trees on the right of
way adjacent to the power lines on Mt. Pleasant Drive and
Cedarbrook Lane.

Sean Beaver, of the Traffic CommiƩee, along with Mary
Lehman, met with residents of Pleasant Court to discuss
street lighƟng. It was decided that two addiƟonal lights
will be installed on the west side of Mt. Pleasant Drive
near the dead end. Sean encouraged residents of Pleasant
Court to turn on their outside lights.

Colleen Elliker is staying in touch with Mary Lehman and
the Dept. of Public Works to fix all the remaining potholes
and other areas needing repair.

Hi Neighbors !
Wow ‐ what a beauƟful summer we have experienced.
Low humidity, breezes in the aŌernoon, temperatures in
the eighƟes. We are certainly blessed.

FALL:
Now that Fall is on the way, there are certain chores that
need aƩenƟon. Clean up the garden‐that is cuƫng back
vegetaƟon that is in decline. Cut the day lily leaves to
eight inches, dispose of any dead leaves and separate the
roots of larger plants to make more plants.

Look around at what plants have really flourished. Ask
yourself why or why not. I was so impressed with the
size and beauty of the hibiscus in my garden, I planted
more of them in the front garden. They received plenty
of sunshine, but just hardly bloomed. All the hibiscus in
the back garden were growing in very moist areas and on
the edge of a dry river bed that oŌen was wet resulƟng in
stronger plants that mulƟplied and lasted longer. I pur‐
chased red hibiscus and planted them near the white
specimens. Surprise, through cross pollinaƟon from the
bees, I now have dynamite pink flowers. Recently, I
bought a mauve hibiscus and am waiƟng with great an‐
ƟcipaƟon as to what color will result from pollinaƟon
next year.

Have you noƟced the large white plumes on the panicle
hydrangea at the pool? These plants are now three years
old, take the hot sun all summer, have no insect diseases
and just need watering if it hasn't rained in several days.

LAWNS:
Fall is the best Ɵme to reseed the lawn. Before spreading
the new seed, scrape any dead grass from the soil to
loosen the soil over that spot. Add a bag of white lime to
the seed so you can cover the exisƟng lawn evenly, then
follow the direcƟons for watering. The best seed for this
area is fesque or Kentucky blue grass.

GUIDELINES IN PLANNING NEW BEDS:
Note where the sun or shade is coming from. Will the
plant get morning sun or that hot aŌernoon sun? Can
these plants tolerate the hot August sun of Maryland?
How much pruning and aƩenƟon does the plant need?
Are all the plants in the same bed compaƟble in their
requirements? How suscepƟble is the plant to disease?
Be aware of the MATURE size of the tree or bush both in
height and width so that branches will not cover win‐
dows or lean against the side of the house. Choose
different shapes and textures to add interest. Don't
block the front door. The entrance to your home should
say "WELCOME.”

DEER:

your Greens,” but the problem is,
the deer populaƟon is taking
over Montpelier eaƟng every‐
one's greens. Robert and Valerie
Burks who live at 8774 Oxwell
Lane are fighƟng back. They have
purchased two water pulsaƟng
moƟon detectors called Spray
Away by Hav‐a‐Hart at Home
Depot. When an animal starts
grazing on the greens or Robert's
tomatoes, a strong spray of wa‐
ter chases them away.

Please support the Montpelier board in our effort to
have the dead and declining trees replaced by the coun‐
ty. All you have to do is e‐mail our county representa‐
Ɵve, Mary Lehman, at [email protected] and ask
for her financial approval for the county to re‐evaluate
the trees of the subdivision next Spring and replace those
that are in decline. I have received over 100 requests by
residents to have dead trees replaced. We just need the
county and Mary to say "YES." Pat ValenƟne of the

The homeowner requesting approval of a project (requester) will contact the neighbor(s) residing on each side of his
home to obtain their concurrence or comments. In the event the requester resides on a corner lot, the neighbor re-
siding adjacent to his rear property line must be contacted. The neighbors residing across the street must also be
contacted if the project, when completed, can be seen from their property. Space for their name(s), address, concur-
rence or comments is provided above. If the required neighbor approvals are not obtained by the requester the
ACC will contact the neighbors to get their comments which will delay processing of the request. Neighbor com-

MONTPELIER HOMEOWNERS: ACCC COVENANT ENFORCEMENT
The Architectural Control & Compliance CommiƩee (ACCC) is commiƩed to working with homeowners to ensure
covenant compliance in Montpelier. The ACCC can review approval requests between meeƟngs and when all
requested informaƟon is provided with the form, many approvals can be granted within a week of submission.
The Architectural Control & Compliance CommiƩee (ACCC) has received, and approved, many requests for installa‐
Ɵon of solar panels in the last year. While some of us may not like the look of solar panels on a house, the Mary‐
land Real Property Code (reprinted below) prohibits restricƟve covenants that impose limitaƟons on the installaƟon
of solar collecƟon panels on the roof of your home, provided that the owner owns or has a right for the exclusive
use of the roof. With this in mind, the ACCC will no longer require prior approval for installaƟon of roof-
mounted solar collectors provided that they comply with all State and Local laws. The ACCC requests
noƟficaƟon of the intent to install solar collectors and the approximate date for installaƟon. NoƟfica‐
Ɵon may be made by email, mail or submiƩed on an approval form.

days, 11am to 3pm. We are closed
on Wednesdays, except during Blast
-in-the-Past, when the house will be open for tours on
Wednesdays between July 16 and August 9. The
grounds are open dawn ‘til dusk, and feature a large
flower and herb garden, a boxwood maze, and 70 acres
of woods and fields to explore. You are welcome to
bring a picnic.

Join us the first Friday through October for Free First
Fridays (FFFs). FFFs include a free story time for pre-
schoolers from 10-11am, free tours from 11am to 3pm,
and tavern and outdoor games (weather permitting)
from 3 to 6pm.

On September 16, from 1-4pm, we’ll have a home
school day called The Iron Industry in Laurel Before and
After Emancipation. Home schoolers will learn about
how iron was produced, the African American population
who worked in the industry, and some of the science
behind iron production. Reservations are required for
this program. Fees are $6 for Prince George’s and Mont-
gomery County residents, and $7 for non-residents. The
Blast-in-the-Past playground will also be open for this
program. If you want to attend the playground only, the
price is $2 for residents and $3 for non-residents.

Note to parents: the Blast-in-the-Past playground will be
open to all children and their parents on September 16,
whether or not your children are attending the home
school program.

Our Fall History Lecture Series, kicks off on Wednesday,
September 17, at 7:30pm with a visit from Benjamin
Banneker (played by Bob Smith). We’re calling the fall
series “Trades of Land and Sea.” Mr. Banneker will be
talking about his work as a surveyor, farmer, almanac
writer, and more.

The other lectures in the series are:
Wednesday, October 15 at 7:30pm – Beth Christman on
the history of piloting the Chesapeake.
Wednesday, November 19 at 7:30pm – Franklin Robin-
son of the National Museum of American History on the
history of tobacco farming and production.
The lectures are free and do not require a reservation.
