Just Around the Corner
Summer is almost officially here, a time of year when Chicago comes to life. Chicagoans live through the bitterly cold winters for the ultimate summer payoff. We have so much to look forward to over the next 4 months—baseball games, the beach, dining al fresco, rooftops, and summer festivals! You’ll find the much coveted lineup of summer festivals in this newsletter. If you have not received a Summer Festivals magnet and would like one, please reach out to anyone on our team. Our team is amazed at all of our clients who took advantage of the Homebuyer Tax Credit we were fortunate to have been able to help so many people so far this year. What is an “IPC”? An Interested-Party Contribution (IPC), commonly known as a “seller credit”, has become an increasingly more popular negotiating tool on purchase transactions. An IPC helps to reduce the home buyers’ cash requirement for closing. IPC’s can be used for covering lender fees (appraisal, credit report, processing, etc.), mortgage insurance premiums, interest rate buy-down on the loan, title insurance and closing fees, city transfer taxes (if applicable), attorney fees, and reserves for property taxes, home insurance and mortgage interest due at closing. If a buyer has limited resources for a closing (beyond their downpayment), receiving an IPC from the seller may be the perfect solution to achieve the dream of home ownership. Be advised, there are limits on IPC’s. On FHA loans, the current IPC cap is 6% of the purchase price. On conventional financing, the IPC limits are 3% on financing over 90% and 6% on financing up to 90% of the purchase price. It is critical for borrowers who are looking to negotiate and utilize an IPC to discuss the anticipated transaction costs with a mortgage specialist. An experienced loan officer will provide a detailed cost break-down and help to determine how an IPC will best fit their needs.

Vermicelli w/ Shrimp in a Creamy Tomato Sauce

3 tablespoons olive oil 1 lb peeled, deveined, large shrimp 3 garlic cloves, minced ¼ teaspoon dried oregano ½ cup sweet, red vermouth 1 14oz can diced tomatoes, drained ¾ cup heavy cream ½ teaspoon fresh lemon juice ½ lb vermicelli (you can sub thin spaghetti) In a large skillet heat olive oil. Add shrimp, garlic, oregano, ½ teaspoon salt and ¼ teaspoon pepper. Turn shrimp occasionally- cook until golden, about 2-3 minutes. Add vermouth and tomatoes- scrape up any brown bits from bottom of pan. Add cream and simmer until sauce thickens slightly- about 1-2 minutes. Remove from heat and stir in lemon juice. Meanwhile, cook vermicelli until al dente in a pot of salted water (reserve about ½ cup pasta cooking water). Drain pasta and toss with shrimp sauce. Use reserved cooking water to thin if necessary. Top with fresh Parmigiano-Reggiano before serving. Serves 4.

Moving Day
Well, it’s that time of year again…half the city is on-the-move! Recently, a patient of mine packed up all of his belongings, loaded a box truck, and made his way to the new abode. Because we make it a point at ProACTIVE Chiropractic & Physiotherapy to teach our patients the proper way to perform daily activities, he had numerous opportunities to learn how to lift, carry, and set down heavy items while avoiding injury or undue stress on his joints. He knew that proper nutrition would also impact his performance on that whirlwind of a day. However, these stressful, fast-paced situations tend to make even the most prepared individual forget some of the basic rules as “Operation Uproot“ ensues. So, in order to share some simple strategies with all of you, I have included a list of things to keep in mind as you prepare for your next moving adventure. We hope this helps! Set aside more time than you think you need. Packing and moving always takes longer than expected, and it’s better to take your time and give yourself plenty of breaks. Not to mention, your things are more likely to arrive intact if they are properly packed. Pack boxes to the appropriate weight—just because it can fit more, doesn’t mean that it should. Take, for example, a medium-sized box that holds a few hundred CDs. “Look how perfectly all of my CDs fit in this box,” you might say. But have you ever tried lifting a few hundred CDs? No matter how well they fit in that box, getting them off the floor, into a truck, and possibly up some stairs upon arrival is a different story. Keep boxes and objects close to your center of gravity (your core). The further away you hold something, the more it weighs. If you are repeatedly lifting boxes improperly for several hours, you could be looking at a few weeks of treatment to properly recover. Bend at the knees, not the low back. This one is common knowledge, right? Possibly. However, most people don’t know the second part of this commonly stated advice. Be sure to squat with your glutes and hamstrings—that’s what these muscles are there for. Unfortunately, most people squat with their quads, which puts a lot of stress on the knees. In addition, once the move starts, and the rental truck timer ticks away, proper lifting tends to “take a break”, and we start to see more bending at the waist. “Ouch!” say the low back muscles in unison. Stay hydrated and take breaks for food or snacks. Avoid drinking carbonated beverages, energy drinks, or coffee that will dehydrate you and not replenish nutrients that your body needs during your “moving marathon.” Even if you can manage it on your own, have someone help you carry unusually shaped objects or large cumbersome objects. Contorting your body to squeeze through a doorway while holding a heavy item will definitely land you a muscle strain or possibly something worse. If you have the means, hire movers!
