Architectural Gem In Sugar Creek Valley
Frank Lloyd Wright House at Ebsworth Park showcases work of worldrenown architect

Nestled in the Sugar Creek Valley of Kirkwood sits an architectural gem. The Frank Lloyd Wright House in Ebsworth Park is a unique residence designed by Wright, who is widely recognized as the greatest American architect of the 20th century. The house is designed as two overlapping parallelograms. Everything – the structure of the home down to the book cases and chairs – is either a parallelogram, a triangle or a hexagon. “The key to usonian homes – as Wright named them – is the geometry,” said Joanne Kohn, chairman of the board for The Frank Lloyd Wright House in Ebsworth Park. The non-profit organization purchased the house in 2001 and has restored and preserved the residence and the surrounding 10.5 acres as an architectural and design museum, educational center and public park. “Usonian houses are dominated by one geometric form. The unit that dominates this house is a parallelogram.” Built in the early 1950s for Russell and Ruth Kraus – who moved in on Jan. 1, 1956 – the 1,900-square-foot house is notable for its architectural integrity and original Wrightdesigned furnishings and fabrics. It was Wright’s first building in the St. Louis area and is one of only five of his designs in Missouri. The home serves as an example of Wright’s vision to provide middle-class Americans with beautiful architecture at an affordable cost. It is listed on the National Register of Historic Places because of its significance in American architecture. Take a tour of the house and it’s easy to see why. Guests enter the home in a small, narrow hallway with a low ceiling that gives way to a large, inviting open space with high ceilings flooded with natural light from a wall of floor-to-ceiling stained glass windows. The usonian home illustrates the architectural principal of compression and release, Kohn explained. “You enter into the narrow hall where space is compressed, and you feel safe and at home,” she said. “Then he (Wright) makes the visitor go on an adventure (down the hall), and you turn the corner and there’s a surprise – the living room is an open space and creates a sense of release. point of the home. Although the kitchen and one of the home’s bedrooms is located off of the living room for easy access, those rooms are much smaller. Wright figured people spent the least amount of time in their bedrooms. Although every room – and all of its furnishings – are true to the house’s parallelograms, triangles and hexagons, the shapes are especially apparent in the large living space. The book shelf dividers are not at right angles – instead the angles match those of the parallelograms that are etched in the flooring. The wooden table is a hexagon and even the light fixtures take the form of the shapes. Kohn enjoys watching visitors discover all the units and the way they fit together. “We want self discovery,” she said. “When people leave here we want them to feel like they’ve had an experience.” The Frank Lloyd Wright House in Ebsworth Park has worked hard to restore and maintain the residence so that others may enjoy and learn from it. “Our emphasis is on architecture and design – we want to educate people about Wright’s contribution to architecture,” Kohn said. The organization raised $1.7 million in private funds to purchase the house, and then raised another $320,000 for restoration purposes. The house has been restored to its original condition – nothing has been replaced, Kohn noted. As part of the restoration process,

In 2007, a new road and parking area were built to improve access for visitors. The sloping lawn and dense wooded area that surrounds the house have been improved to be consistent with Wright’s architectural and aesthetic intentions. The Frank Lloyd Wright House in Ebsworth Park manages the house and grounds in cooperation with the St. Louis County Department of Parks and Recreation, which maintains the grounds. At some point, The Frank Lloyd Wright House in Ebsworth Park hopes to add a visitors/educational center to the grounds, Kohn said, but for now, that remains a vision. The house, located at 120 N. Ballas Road, is open to the public for guided tours by appointment only. Tours cost $10 per person; free for members of the Friends of the Frank Lloyd Wright House in Ebsworth Park. Help Protect Animals’ Natural Habitats
Birds, squirrels and rabbits routinely gather on residential property, but what if one day a homeowner sees a black bear lapping up water in the swimming pool? Chances are, a black bear won’t be roaming around pools or gardens in the Webster-Kirkwood area. Homeowners, however, do report deer, coyotes, foxes, raccoons and wild turkeys as common sightings. Urban sprawl is encroaching on many animal habitats, and wild animals are increasingly being found around residential neighborhoods. Removal of trees and other habitats removes natural food sources and shelter, forcing animals to forage closer to neighborhoods to stay alive. This can be potentially dangerous to people and animals alike. Bear, deer, ducks and many other animals are commonly struck by motor vehicles. According to various insurance companies, an average of one million automobile accidents involving deer occur each year, and hundreds of thousands of dollars are paid out as a result of such accidents. Many wild animals are content to avoid human contact. But when faced with hunger or when feeling threatened, animals may become confrontational. Individuals can help preserve natural habitats and prevent run-ins with animals. • Be aware of building plans in local areas. Attend meetings to find out which areas may be impacted by new housing or commercial real estate. Speak up if the plans seem to encroach on natural habitats. • Join a wildlife conservation organization. Become involved in spreading the message about conservation and what can be done to protect local animals. • If a home abuts a park or conservation area, be considerate of borders and behaviors that can impact the habitat. Do not mow past the property line or dump debris in undeveloped areas. Avoid the use of chemical pesticides and herbicides. • Keep the yard free from food or other things that may prove irresistible to wildlife. • Alert conservation personnel or animal professionals of stray animals. Animals can be safely transported elsewhere, and organizations typically keep records of animal sightings in residential areas. • Exotic animals do not make the best pets. Some habitats are threatened by non-native animals that have been released by former pet owners. Do not release fish, reptiles, birds, or other exotic pets outdoors. For individuals who can no longer care for the animal, contact a nearby animal care facility.

Steps To Take Before Erecting A Fence On Property
Fences serve many purposes and can even add visual appeal and value to a home. A fence can delineate property borders, serve as a safety barrier and keep pets and children from wandering into the street. According to Zillow, an online real estate database, erecting a fence in an area where fences are common usually increases the home’s value putting it in line with similar properties nearby. However, this may only be the case if the fence is installed professionally and matches other fences in the neighborhood. Homeowners planning to install a fence should first secure a copy of their property surveys. The survey clearly marks property lines. Depending on local regulations, fences may need to be installed a certain number of inches or feet within the property line. The local municipality and building code office can guide homeowners as to what is legal. Reputable fencing companies should also have a good understanding of fencing regulations. A permit is typically needed to install a fence. Either a contractor or the homeowner will need to apply for the permit before construction begins. As a courtesy, speak with neighbors about fencing plans. Neighbors may have certain feelings about what they want to look at. Even if a neighbor is not sharing the cost, it is a good idea to discuss fencing with them in an effort to reduce possible conflict down the road. In some instances, neighbors will be excited about a fence and may want to share the cost. Fencing contractors may offer discounts for multi-home installations, so it pays to inquire with the neighbors for that reason alone. Homes with pools may need fences as a safety precaution. Be sure they fit the protocol. They may need selflatching/locking gates to prevent entry to the yard. The home sales forecast for the rest of 2014 in the Webster-Kirkwood and South County areas is looking so bright for home sellers that they’ll have to wear shades. Beth Braznell, president of the St. Louis Association of Realtors and a broker/sales person with Re/ Max Results, said her organization held a breakfast seminar last month on the state of the housing market, featuring speaker Lawrence Yun, chief economist and senior vice president of research at the National Association of Realtors. Housing inventory is way down, he told the group. “There’s nothing to sell,” Braznell said. “We’ve gone from being a buyer’s market during the recession to being a seller’s market now.” The reason for lack of inventory is lack of new housing starts, she said. “Housing starts are very low due to the inability or reluctance of banks to loan money,” she said. “Because there are no new houses being built, there is no place for people with existing homes to go, so that makes it difficult for move up buyers – people moving to a larger or more expensive home. “Because move up buyers don’t move, first-time home buyers can’t find anything to buy, something we’re seeing in the Webster-Kirkwood and South County markets,” Braznell added. However, Braznell admits the Webster/Kirkwood area has typically had lower levels of new construction.

Shortage of home inventory results in a “seller’s market”
“I grew up in Webster, so I know the area is extremely desirable due to the school district, but the lack of new construction makes it difficult for families who want to move in,” Braznell said. South County, on the other hand, has a bit higher rate of new construction of homes, especially in the Oakville area, and overall has a huge range of housing stock, she said. But low inventory still affects that area, too. “This nationwide issue goes back to the reluctance of banks to lend money for new construction, due to regulations surrounding the Dodd Frank legislative reform,” she said. “Banks are very uncertain how that legislation will affect their lending practices so they just don’t lend. Typically, smaller home construction firms go to local and smaller banks but the smaller banks will not have a legal staff that can interpret Dodd Frank and, again, that means they just don’t lend.” Braznell sees 2014 as putting upward pressure on pricing for existing housing because there is demand and no supply. “But, conversely, buyers are very picky about what they want and they want houses to be in excellent condition,” she said. “The rate of foreclosures and short sales has fallen dramatically, which also puts pressure on inventory. Yun predicted interest rates will rise some but not much, which continues to keep buyers in the market.”

2014 Webster-Kirkwood Housing Forecast

The Webster Groves and Kirkwood school districts are used to define the Webster Groves, Kirkwood, Des Peres, Oakland, Glendale, Warson Woods and Rock Hill communities. The upshot is that sellers who want to move are reluctant to put homes on the market until they have a place to go, Braznell said. Others are seeing similar trends. Kathy Beilein, president of Laura McCarthy Real Estate, said home sales in Webster-Kirkwood were very strong in 2013 versus 2012. She tracks the Interstate 64 corridor. “Webster Groves was up 19 percent and Kirkwood was up 16 percent in unit sales for homes over 2012, for example,” Beilein said. “Our written business (tracking the number of units that go under contract ) was up 16 percent for 2013 over 2012 in the western suburbs overall.” Good houses coming on the market are selling very quickly, because the supply of homes is way down, she said. “We put a house on Argonne on the market Feb. 25 for $1.595 million, and it’s already under contract because it had the blend everyone is looking for — historic architecture and current updates,” Beilein said. While Webster Groves ended 2013 up 19 percent in home sales, there were 19 percent fewer homes available than the year before – equaling a 38 percent swing, she said. Likewise, while Kirkwood business was up 16 percent, the supply of homes was off by 18 percent from the year before. “Webster-Kirkwood ended the 2013 year with just two months’ worth of the supply of homes available for sale,” Beilein said. Home values had decreased between 2009 and 2011, Beilein said, and, for four years, some homeowners were upside down on their home values. “It’s a great time to put houses on the market because interest rates are low but they’re projected to go up by the end of the year by about a percentage point,” Beilein said. “That motivates buyers to buy, because they can buy more house today than they’ll be able to by the end of the year.” Beilein believes the housing market in Webster-Kirkwood will remain strong, due to what the communities have to offer such as high quality schools and walkability of neighborhoods. What Improvements May Not Be Good Investment
Some changes can make homes less attractive to prospective buyers
Certain changes to a home can make it more attractive to prospective buyers, while other renovations may make a home less appealing. For example, a complete overhaul of an outdated kitchen is often a smart financial move, while installing a pool or hot tub may not be worth the cost to homeowners. Homeowners looking to improve their homes’ resale value may want to avoid the following projects. • Bedroom and garage conversions: Changing a room’s traditional function often turns off buyers. For example, turning a garage into a home gym might seem like a great idea for the current homeowner, but it may not be so appealing to prospective buyers. Buyers can certainly reconvert the space, but they would consider the costs of such a conversion when making their offers on the home. • Stylized colors on trims and rooms: Buyers people find soaking in a bubbling brew of hot water inviting. But buyers often do not want to inherit a used hot tub. Removing a hot tub can be laborintensive. And much like a pool, a hot tub may not be appealing to buyers with young children. • Removing closets: Closet space is often high on buyers’ priority lists. Turning closet space into an office or removing a closet to make a room bigger may be fine for those who are staying put. But these modifications can be a turn-off to prospective buyers. • Too many features: In an effort to “keep up with the Joneses,” some homeowners will overimprove their home to the point that it outshines all others on the street. Practice moderation when making improvements to attract more buyers. These suggestions are merely guidelines and should not replace the advice of a reputable real estate agent when marketing a home. Housing features and what buyers are interested in vary across the country. Making informed choices before renovating can help homeowners recoup the largest share of their investments. Estate who covers the WebsterKirkwood market and grew up in Webster Park, also is optimistic for 2014 being stronger than 2013. “People are finally feeling secure about bringing a house on the market — interest rates are great, and prices are good,” she said. “But WebsterKirkwood housing availability is really low, with only a three months’ supply of inventory.” Low inventory levels and that absence of active listings – the lowest in a decade — also creates opportunity for sellers to list their homes as there is less competition and a ready pool of buyers, she said. Rising price levels also help to free up equity in homes, making more home sales feasible, Curran said. She sees inventory picking up by the end of this year in the area, though there’s not a lot of new housing inventory in Webster-Kirkwood. “When you see a new house being built, it’s because someone already bought the lot,” she said. Pamela Berra, a sales executive of Janet McAfee Real Estate who specializes in the South County market, said South County housing is in a significant recovery, with sales very robust due to low interest rates and inventory levels and better prices for sellers. “I think properties should sell quick and days on the market should drop,” Berra said. “Average days on the market now is only 53 for a home and 70 for a condo in South County. The increase in sales activity is up 18 percent over last year for homes and up about 15 percent for condos. And there is only a four months’ supply of homes for sale in the South County market. Factors point to these trends continuing.”

Do Homework Before Refinancing Considerations Interest rates are not Before Buying A only factor to consider Condominum
The primary reasons people refinance their mortgages are to reduce their monthly payments or free up equity to use toward home improvements or other necessities. A low-interest rate is not reason alone to refinance. Conventional wisdom has long suggested that borrowers wait to refinance until interest rates drop 2 percent below their current rate. While a low-interest rate is important, there are several other factors to consider. • Closing costs: Refinancing a home is an expensive undertaking. While it can effectively shave $100 or more off homeowner’s monthly payments, there is a financial outlay during the process, which includes closing costs. A person can expect to pay from 2 to 5 percent of the loan’s value in closing costs when refinancing. Lenders used to enable some to roll the cost of the closing into the mortgage, but stringent rules have changed the way many banks now do business. If the finances are simply not there to cover the closing costs, refinancing may not be an option. • Credit rating: If a homeowner’s credit rating is better now than it was when the home loan was initially earned, this might be a good time to refinance. Not only will a person benefit from a low market rate, the interest rate may be even lower because lenders look more fondly on the homeowner now than they did years ago. Borrowers with poor credit ratings may not benefit from refinancing. • Income: A person’s debt-to-income ratio is another factor in determining mortgage interest rates and approval. A positive change in income status as well as reduction in debt could make it a good time to refinance. • Adjustable rate mortgages: Many people opted for adjustable rate mortgages when buying homes years ago. Over time, their monthly payments may have increased considerably, making it nearly impossible to afford a home. Refinancing for a fixed-rate mortgage, regardless of the current interest rate, will likely ease some of a homeowner’s financial burden. • Home value: A higher home value means more equity in the home. This money can be used to pay down debt or for home improvements that further improve the value of the home and property. It is important to speak with a real estate professional to determine if home values have spiked in a particular neighborhood and to gain an accurate appraisal of the home. This will help determine if refinancing is frugal. • Interest rates: Lower interest rates often motivate homeowners to refinance, as a lower interest rate can save homeowners a substantial amount of money over the course of their loans. However, refinancing too soon (within four years of the original home loan) may put homeowners in a negative light. Lenders may see borrowers who refinance too soon or too frequently as risky borrowers who cannot successfully manage their money. • Prepayment penalties: Certain mortgages have prepayment penalties built in. Should a person pay off the mortgage too early, usually within two to five years, 2 to 4 percent of the home’s loan value must be paid out. Refinancing counts as paying off one loan and opening up another.

Purchasing a condominium instead of a singlefamily home appeals to some homebuyers. The following are a few things prospective buyers should know about owning a condo. • Condos come with fees. Fees cover the cost of maintenance and repairs to the property, including landscaping and garbage collection, as well as general repairs throughout the complex. Fees vary significantly from community to community. The best deal is not always the one with the lowest homeowners association fees. Low fees tend to provide less bang for the buck, generally covering only the most basic services. Higher fees often mean the community offers more amenities, such as a private pool and gym for residents. • Condos come with rules. Condo owners must agree to follow rules established by the homeowners association or the property management firm. Rules may not allow pets or only allow pets of a certain size. Other rules may restrict how owners can decorate their condos during the holidays or how they can furnish the exterior of their properties, limiting patio furniture to a set number of chairs or tables. Each community has different rules, and prospective buyers should familiarize themselves with these rules before buying a property. • Condos often have management firms. A good property management firm produces satisfied residents, while a poorly run management firm can frustrate homeowners who feel they are not getting what they’re paying for. If possible, speak to current residents about how the property is managed or attend a homeowners association meeting. • Condos are not as private as single-family homes. Much like apartment dwellers, condo owners often share walls with neighbors. Condominiums are great options for some, but buyers must educate themselves about condominium life before signing on the dotted line.
