he AP college rank-
ing voters have
recognized what
all UVA fans, stu-
dents, alumni, and
Charlottesville lo-
cals have known
for decades. Not
only are fans and visitors guaran-
teed a day of exciting football, but
Charlottesville and the surrounding
area offer a variety of activities and
entertainment for the entire family.
Whether it’s a side trip to Monticello;
a tasting at a local winery; or a night
on the town at one of Downtown
Charlottesville’s high-end restau-
rants, there is much to do before the
kickoff and after the fnal whistle.
For most UVA fans, that time be-
fore the kickoff is flled with one very
important activity: tailgating. Spread
across vast stretches of parking lots
and in the front yards of homes all
over Charlottesville, football-lovin’
Wahoos will get geared up for the
game. The art of the tailgate is a
many-splendored thing, with food,
drinks, games, music, and of course,
friends all being crucial to the mix.
“I always liked the idea of support-
ing a local sports team, but as a life-
long Miami Dolphins fan living far
away from Florida, I never really felt
like I had the chance to,” says Charles
Lehr, a former resident of Culpeper.
“Then we started coming to UVA
games, and I had the chance to feel
like part of the home team.”
Prior to moving to Culpeper,
Lehr and his family traveled from
their home in Woodbridge to
Charlottesville for a few home games
in 2005, largely to support and en-
courage their son Brenden’s interest
in the sport. “Brenden was about ten
years old at the time, and we went to
several games that season,” Lehr re-
calls, “including that huge upset over
Florida State University.” The Cava-
liers mounted a late-game comeback
to win 26-21 over their high-ranked
ACC rival. “By that time, we had
already become fans,” Lehr testifes,
“and even if we had lost that game,
we still would have gotten our season
tickets the following year. But seeing
a huge win like that didn’t hurt.”
Virginia football has often dazzled
fans with big upsets like that from
time to time, and Lehr is convinced
that kind of excitement helps keep
loyal fans coming back year after
year.
“Nothing breeds success like an
upset,” Lehr declares. “And that win
over FSU just solidifed my affection
for UVA. They’re scrappy. They per-
severe. They’ve got that whole David
versus Goliath thing going. It’s a lot
of fun to see David win.”
The following season, Lehr and a
group of friends invested in season
tickets, landing seats in the second
row of the end zone, celebrating
each home game with the maximum
amount of tailgating possible.
“Our favorite game days were
when we could really make an entire
day out of it—getting into town early,
set up, and grilling some breakfast,”
Lehr said, “followed by a day flled

with games like cornhole or bag toss,
ladder ball, beer pong, and throw-
ing around a football before making
lunch and then heading to the stadi-
um for a late-afternoon kickoff.”
After the game, if it isn’t too late,
the celebrating continues. “Rather
than sit in traffc getting out of town,
we liked to hang out a little longer,
have a few snacks, listen to music,
and maybe smoke a cigar before leav-
ing,” Lehr confdes. “Hopefully it was
a victory cigar. It was always the most
fun when we had a good group of six
or more friends with us. Friends re-
ally make it special.”
Lehr and his family recently moved
from the area, relocating to south-
ern California. “I miss it a lot,” he
admits. “On Saturdays I think about
the games and what I’d be doing if we
still lived in Virginia.”
But Lehr’s connection to UVA en-
dures. When the Cavaliers traveled
to USC this September, he was there.
“It was great to represent the UVA
fans here, and most of the people
at USC were very hospitable. But it
wasn’t quite the same as being at a
home game in Charlottesville.”
Compared to other colleges and
professional sporting events, Lehr ap-
preciates the more laid back attitude
of UVA fans. “You don’t fnd people
being rabid fans to the point of being
obnoxious at UVA, and we are always
welcoming toward opponents and
visiting fans.”
Often hanging out with Wilk Hall,
a loosely organized group of fans and
alumni that always host a large tail-
gate in the University Hall lot, Lehr
remembers meeting fans from visit-
ing schools. “They would always be
welcome to join in a game or have a
drink. Good old southern hospital-
ity was the rule, every time.”
“There’s something about the ca-
maraderie; hanging out with a bunch
of people that are just there to have
fun,” Lehr concludes. “If it’s a good
game, great. I’d love to win, but no
one expects to go undefeated. Every-
one is just there to get away and have
fun. I like that.”
We all like that, indeed.
Tailgating Spots
and UVA Traditions
The University offers seven off-
cial parking areas for game day visi-
tors. Parking is free in lots at North
Grounds near University Hall, John
Paul Jones Arena, the Law School
and the Darden School of Business,
and at Fontaine Research Park. Park-
ing is also available in the garages lo-
cated at Emmet Street and Ivy Road,
Central Grounds, the UVA Health
System area, and in Downtown

Paint the Town Orange
In an annual display of unity be-
tween the University and the City of
Charlottesville, the two communi-
ties merged on the Downtown Mall
to celebrate and cheer on the UVA
football team ahead of their opening
weekend game against the University
of Richmond Spiders on September
4. The Downtown Mall was decked
out in UVA gear for the annual Paint
the Town Orange event, with stu-
dents, locals, CavMan, and the UVA
Marching Band mingling in support
of school spirit.
“Really excited for this new gen-
eration of UVA football,” UVA third
year Kiran Moghe told local news
outlet NBC29. “We got a new coach,
a new start. Really excited to squash
some spiders this weekend.” And the
Cavaliers didn’t disappoint, winning
against Richmond in the opening
game, and going on to victory against
VMI as well a few weeks later.
In what everyone is regarding as
a rebuilding year, with a new coach
and new offensive coordinator, the
team nonetheless has high hopes for
growth and more than a few wins
this year.
At the end of the 2009 season,
Mike London was named UVA’s new
head football coach, making him the
10th African-American head coach
in Division 1-A football. Formerly an
assistant coach under Al Groh, and
later head coach at the University of
Richmond, London specialized as a
linebacker coach and defensive coor-
dinator. London worked closely with
star defensive end, Chris Long, now
playing in the NFL for the St. Louis
Rams, before going on to coach at
Richmond and then returning to
UVA. In an interview with the Wash-
ington Post, Long called London, “a
coach who matches your intensity
and emotion.”
With ffth year Marc Verica at the
helm in the quarterback position, the
Cavaliers are poised to potentially get
hot and go on a winning streak, in
spite of a few unsurprising losses to
USC, FSU, and Georgia Tech. Even
in those losing efforts, offensive pro-
duction was far from lacking, averag-
ing over 26 points nearly 400 yards
in total offense per game. “Once we
start clicking for real,” Verica told
The Daily Progress, “we will be hard
to deal with.” Let’s hope his predic-
tions are correct.
Remaining Home Games
UVA football has three remain-
ing home games this season, two of
which are against formidable in-con-
ference opponents. First, the Cava-
liers will face off against the Eastern
Michigan Eagles on October 23 at
Scott Stadium in Charlottesville.
Then they host the University of Mi-
ami Hurricanes on October 30, and
after an away game at Duke, return
to Charlottesville to battle the Uni-
versity of Maryland Terrapins on No-
vember 13. The Cavaliers fnish their
season on the road against Boston
College, and the annual Thanksgiv-
ing weekend game against Virginia
Tech, this year in Blacksburg.
Alumni in the NFL
UVA football, despite mixed suc-
cess in the rankings and bowl perfor-
mances over the years, has produced
a number of top players moving on to
remarkable careers in the NFL. It’s a
testament to the discipline, commit-
ment, and character of the UVA foot-
ball program that these players go on
to lead and succeed in the game at a
professional level. Any UVA fan can
take pride in seeing these former Wa-
hoos do well in the NFL.
Matt Schaub, one of UVA foot-
ball’s biggest recent success stories,
played quarterback on the Cavalier
squad from 2000-2003. Under Al
Groh, Schaub fourished in his ca-
reer at UVA, holding several records,
including touchdowns, total pass-
ing yards, and completion percent-
age. Schaub was named MVP in the
2003 Continental Tire Bowl victory
over Pittsburgh. He was drafted to
the Atlanta Falcons in 2004, where
he played backup to star QB and Vir-
ginia Tech alum Michael Vick. With
Vick’s injuries (and before his legal
entanglements), Schaub saw enough
playing time to make him a desir-
able asset, and he was traded to the
Houston Texans ahead of the 2007
season. Schaub has come into his
own at Houston, eventually leading
the league in several QB stats for the
2009 season, as well as leading the
Texans to their frst winning season
in team history (9-7).
Thomas Jones took over the reins
as running back for the Cavaliers
after Tiki Barber from 1998-1999,
and he had some big shoes to fll.
By all accounts, he has flled them,
in both his college and NFL career.
Jones eclipsed his predecessor’s all-
time rushing total, and set several
other records, including being the
frst player in ACC history to run for
over 200 yards and catch for over 100
in a single game. Drafted as a frst-
round pick by the Arizona Cardinals
in 2000, Jones later went on to pro-
ductive stints with the Chicago Bears
and the New York Jets. Most recently,
Jones went to Kansas City, where his
strength and consistency have made
him the go-to back for pounding it
out in the trenches.
Pittsburgh Steelers tight end
Heath Miller was a key component to
a largely successful (8 wins, 5 losses)
UVA football squad for the 2004 sea-
son, with a stunning 41 catches and 5
touchdowns. Drafted to the Steelers
in 2005, Miller become a productive
member of the offense, contributing
to two Super Bowl wins, and being
chosen as offensive team captain for
the 2010 season.
Chris Long, another frst round
draft pick with big shoes to fll (he’s
the son of legendary footballer Howie
Long), has a long history of fulfll-
ing high expectations. Leading his
high school team to an undefeated
championship season his senior
year at St. Anne’s Belfeld School in
Charlottesville, and then heading
to UVA where he fourished as team
captain and earned a laundry list
of awards and recognitions, Long is
known for his commitment, intensity,
leadership, and work ethic. Drafted as
the number 2 pick overall, Long land-
ed with the St. Louis Rams.

Where Are We Now?
Overall, the pace of home pur-
chases in the Charlottesville market
area increased compared to last year
at this time. In the frst three quar-
ters of 2010, area sales (2111) were up
3.6% from the same period in 2009
(2037). Realizing the tax credit of
earlier this year had an impact on
our market, we are not far enough
removed from the infuence of that
event on our area to draw any con-
clusions. But as it stands now, we are
still showing an increase in sales ac-
tivity year over year.
As reported in the CAAR Mid-
Year Market report, that data had
indicated a continuation of price
stabilization. Our third quarter year
to date numbers bear this out, show-
ing mixed results depending on the
county. For the entire area, the me-
dian price was down slightly (-.4%)
compared to last year at this time.
Home Sales for
the First Nine Months
There were 2111 homes sold in
the Charlottesville area in the frst
three quarters of 2010, which was
up 3.6% (+74 sales) from 2009. Al-
bemarle (+6.1%), Fluvanna (+18.8%),
Greene (+9.5%), Louisa (+14.3%), and
Nelson (+45.3%), all showed an in-
crease in sales, while Charlottesville
(-17.3%) and Orange (-8.5%) showed
a decrease.
Sales in the Central Valley region
were generated from the Greater Au-
gusta MLS, which has more complete
data on the Valley market than the
CAAR MLS. Sales decreased in the
Valley (-6.7%) compared to last year.
Median Area Prices
Year over year median area prices
remain relatively unchanged. The me-
dian sales price at the end of the third
quarter of 2010 is less than half a per-
cent different from 2009. Taking an
historical viewpoint, the median sales
price is just below 2005, which was
the middle of the price acceleration of
2002 to 2007.
The median prices listed below are
the middle of the market of proper-
ties that sold. Simply put, this is an
indication of what buyers were willing
and/or able to pay and is not a true
refection of individual home prices.
As shown below, median prices in fve
counties have increased, and the area
price per square foot remained un-
changed from last quarter.
Overall, the median home price
(including attached homes) decreased
by $900 (-0.4%) compared to the frst
three quarters of last year. Due to
the diversity of our area and range
of home values, median prices may
not tell you much about the value of
your home. Consult a REALTOR®
about conditions in your segment of
the market. There are four counties
that showed increases in their median
prices: Albemarle (+1.7%), Fluvanna
(+1.8%), Louisa (+5.9%), and Orange
(+2.5%). The other areas covered in
this report showed a decline as fol-
lows: Charlottesville (-2.5%), Greene
(-1.4%), Nelson (-10.7%), and the Val-
ley (-1.0%).

exact science, but a downward trend
over the years clearly indicates a de-
crease in prices (and vice versa). The
third quarter number held its own
year to date, and shows a slight de-
cline year-over-year.
Inventory of Homes for Sale
The inventory of homes for sale
in the Charlottesville area has de-
creased slightly since the end of the
2nd quarter, but is up from last year
at this point in time. As we have re-
ported for the past year, excess inven-
tory is causing many of the problems
with our local housing market. Until
we are able to reduce the number of
homes for sale, we will continue to
have soft home prices.
As of this writing, we have 3,506
homes on the market, compared to
3,425 at this time last year, an in-
crease of 4.0%. The median price of
homes currently for sale is $288,500,
which is $6,000 less than last year.
The average DOM (days on market)
of these homes is 157 days, which is
2 days less than last year and 40 days
more than homes that sold this year.
The most telling statistic related to
homes currently on the market is
that the average price per square foot
is $195, compared to $140 for homes
that sold in the frst nine months of
the year.
Housing affordability continues
to be the positive aspect of this mar-
ket. There are 1060 homes for sale
at $200,000 or less, with an average
DOM of 148 and an average price per
square foot of $196. This is 181 more
homes in this price range than last
year at this time. There are 264 homes
currently on the market priced at a
million dollars or more, as compared
to 270 last year with an average DOM
of 253, up from 244.
Days on Market (DOM)
In this market, the average days
(DOM) a property stays on the mar-
ket is less important than it would be
in a more balanced market. There are
many variables in the marketplace –
excess inventory, foreclosures, short
sales, and fnancing issues – that af-
fect the length of time a property is
on the market. This year to date re-
port continues the trend of stability
in days on the market that we saw
at this point in time both in 2008
and 2009. We are still in a buyer’s
market, which means the best way to
shorten the days your property is on
the market is to price it correctly.
New Construction Leveled off
It is important to note that many
“new” homes are not included in
CAAR MLS statistics. Some buyers
work with a builder directly to custom
build a home. With that said, the his-
torical perspective of the pace of new
home sales gives us a reasonably good
picture of the market for new con-
struction. As the chart below shows,
new home sales seem to be leveling
off. If this continues for the next sev-
eral quarters, then we may be able to
say that 2009-2010 was the bottom of
the new home construction market.

counties, except Nelson. Since the
condos in Nelson are primarily in the
Wintergreen Resort market, these
numbers are not included. While
the sale of attached homes in Albe-
marle increased just slightly (+2.9%)
in 2010 compared to the same period
last year, the City of Charlottesville
continues to show a continuous and
strong downward trend ( -30%). This
may be the result of the absence of
new townhome communities in the
city as well as a decrease in condo-
minium sales. The Albemarle median
sold price dropped slightly, from
$221,750 to $220,000, which has
been fairly consistent for the last 5
years, while the days on market in-
creased to 103 from 78 last year. In
Charlottesville, there were only 88 at-
tached home sales, with the median
price also down 10.4% from $218,950
to $196,100. The days on market de-
creased from 147 to 106. This indi-
cates that the listings may now be
priced more appropriately.
Conclusions and Predictions
Due to the infuence of the home
buyer tax credits earlier this year,
it is diffcult to draw conclusions
at this time. We should be able to
learn more about this market by
looking back after the fourth quar-
ter and comparing the two years in
their entirety.
CAAR will continue to watch the
median price of homes for sale to
see if the prices continue to stabi-
lize during the last quarter of the
year, traditionally a slower time in
the marketplace. A reduction in in-
ventory will help take pressure off
home prices and indicate that the
market is becoming more balanced.
Price sensitivity is still the key fac-
tor in this market, so if you are con-
sidering the sale of a home, be sure
to have a REALTOR® or appraiser
prepare a comparative market anal-
ysis (CMA) for your property so
that you can price it correctly based
on your goals. And, if you are con-

urchasing a car is the
second biggest spend-
ing decision we face
as consumers, next to
buying a home. Unlike
real estate or an invest-
ment portfolio which appreciates,
cars are rapidly depreciating assets.
In addition to the car’s sticker price,
operating expenses can drive the un-
suspecting consumer into the poor-
house. And, if you choose to fnance
your car purchase, your losses will be
compounded.
For most, owning a car is a neces-
sity. And, aside from riding a bike,
there are few ways to steer clear of
the ongoing operating costs. But,
you can strive to minimize them by
applying a few common sense rules
of thumb and by planning ahead for
the next car purchase.
The day you purchase a new car it
immediately loses much of its value.
By the time you ultimately sell it, you
will have lost most of your initial
purchase expense. Add in the opera-
tion, maintenance, and repair bills,
and the outlay becomes even larger.
Not only do you pay a substantial
amount to own a car, but you are
forgoing the opportunity to save and
invest this money in appreciating
assets. Economists call the alterna-
tives of what you could have done
with your money your “opportunity
costs.” A single car purchase can cost
you hundreds of thousands of dol-
lars of opportunity costs.
Consider this simple example:
You buy a car for $20,000 and keep
it for fve years. During that time,
you fork over $5,000 for loan inter-
est, $800 per year for insurance, $200
per month for gas, and $500 per year
for maintenance. The operating costs
alone will cost you $23,500. After fve
years—if you’re lucky—your car has
a resale value of $10,000 and you’ve
spent $23,500 to keep the car run-
ning for a grand total of $33,500.
But, that’s still not your total cost for
owning the car.
Had you invested your total cost
of $33,500 in an asset that appreci-
ated an average of 10% per year, at
the end of fve years you would have
$53,950. So, not only did the $20,000
car have direct costs of $33,500, but
you lost out on the potential to earn
an additional $20,450 by investing
that money instead. This brings your
total opportunity cost for owning a
$20,000 car for fve years to a whop-
ping $53,950 [$33,500 + $20,450].
Every new car you own depletes your
retirement nest egg and delays a com-
fortable retirement by years.
It is possible to avoid driving a
wreck without wrecking your fnanc-
es. I’ve known couples with little to
no retirement savings that justify
buying $30,000 cars because they
will get better gas mileage. To others,
a car is not just a means of transpor-
tation, it is a lifestyle. You need to be
more mature and consider the long-
term effect on your fnances.
When you buy a car, it’s best to buy
a used car that is two to four years
old and has less than 50,000 miles on
it. By this time the most rapid depre-
ciation has already occurred, but it
should still have enough useful years
left to keep your annual maintenance
costs low. Aim for the least expensive
car that you can tolerate to drive.
Only buy a car you can pay for
with cash. Shun easy credit. The only
thing worse than buying a depreci-
ating asset is buying a depreciating
asset on credit. Paying interest on
an asset that goes down in value is a
ticket to the poorhouse.
Start saving for your next car im-
mediately after you’ve purchased
your current one. Put the money you
are saving to buy a car into invest-
ments so that they can grow. Drive
your current car as long as it is safe
and reliable. The difference in your
fnances will be signifcant. Eventu-
ally you will have thousands of extra
dollars, allowing you to buy whatever
car you desire from the annual in-
vestment return alone.
Leasing a car does not help very
much. When you lease, you are essen-
tially paying for the car’s deprecia-
tion plus interest during your lease
period. Unfortunately, you are still
paying for the car’s depreciating dur-
ing the steepest drop in the car’s val-
ue. There are some cases where you
can take advantage of leasing as a
business owner for tax purposes, but
for the most part, leasing is a more
expensive way to fnance a car than
paying all cash.
You can also minimize the cost of
owning a car by reducing your insur-
ance premiums. Get insurance quotes
from at least four or fve companies.
You’ll be surprised at how much pre-
miums vary between providers. Also
consider keeping a high deductible
such as $500 or even $1,000 and
dropping the collision and/or com-
prehensive portion of your coverage
if your car is old and not worth more
than a few thousand dollars.
On-line consumer resources such
as www.edmunds.com and www.car-
fax.com can help guide you through
the car-buying process. The more in-
formed you are prior to entering into
your purchase transaction, the more
you will be able to stay within your
established budget.
Because of the time value of money
and the power of compounding, you
should think of all of your major pur-
chases in terms of your total opportu-
nity costs. This is a good way to avoid
overspending. The less you spend on
depreciating assets, the more you can
save and invest in assets that should
grow in value and help you meet your
long-term fnancial goals. Secure your
fnancial security before you secure
your dream car. And analyze all your
major purchases within the context of
a comprehensive plan for saving and
investing.
