sk small-business owners and they’ll tell you they need to please
every last customer they serve. You count on dribs and drabs of
revenue coming from a variety of sources throughout the year, and
it’s important to keep those customers happy so you can make payroll, pay
expenses for fuel, insurance and rent, and put enough money in the bank to
support your family.
Whenever you hear a complaint from an unhappy customer, you take
it seriously. Dealing with service shortcomings might mean replacing battered restroom inventory or sitting down with a driver and having a difficult
discussion about picking up the pace on a route or paying more attention to
details. You do everything in your power to ensure all of your clients want to
recommend your service to friends and business associates.
But what if you take all the positive steps with a customer and you just
can’t make things right? What happens when you expend a tremendous
amount of time and money on an account and it just doesn’t help? Is there
ever a time to give up on a portable sanitation customer? You bet there is.
As I sometimes tell a PRO who’s dealing with a chronically unhappy client,
“Some customers just aren’t worth having.”
With the summer season winding down, it’s a good time to take stock
in your clientele, strengthen the golden customer relationships that help
your business succeed and consider cutting loose a few turkeys that don’t
advance your bottom line.
Maybe you’ve heard of the 80/20 rule, which says that 80 percent of your
business comes from 20 percent of your customers. These business partners
are the cream of the crop, the special-event organizers and construction clients who value your service the most and make your phone ring regularly.
Heading into the slow season, you need to take time to bolster your relationship with these great customers.
On the flip side, I’ll introduce a new 80/20 rule, which states that 20 percent of your customers create 80 percent of your headaches from day to day.
These are the customers you dread hearing from. Their infrequent phone
calls don’t make you think “profits,” but rather leave a queasy feeling in the
pit of your stomach. You welcome their orders, but in the end you may regret taking them. They may be difficult to satisfy, slow to pay or there is little
profit in serving them.
You may be better off without these customers. The time you spend trying
to make them happy may be better spent tracking down new customers who
may fit into your top 20 percent. I know dropping a customer – even a marginal one – is difficult to do. But sometimes you need to take a step backward
to move forward. And some PROs have told me – only partly tongue-in-cheek
– that there is a silver lining to dropping a few customers who are a thorn in
your side: They may move on and make life miserable for a competitor.

I’ll introduce a new 80/20 rule, which states that 20
percent of your customers create 80 percent of your
headaches from day to day. These are the customers
you dread hearing from. Their infrequent phone calls
don’t make you think “profits,” but rather leave a queasy
feeling in the pit of your stomach.

I’ve come up with five signs that it might be time to dump a customer.
Look for these symptoms of a counterproductive business relationship:
They’re noT lisTening To your professional advice
A special-event customer orders 10 units every year and wants you to
line them up on the same corner. As the event grows in popularity, you see
the restrooms become overused. For several years, you recommended placing more units and spreading them out to reach other high-traffic locations.
Your advice falls on deaf ears, and every year you hear complaints about
your restrooms from attendees who think you are providing poor service.
You make a little bit of money, but your reputation takes a big hit. It’s time
to flush the customer.
They aren’T paying
ABC Construction Co. calls occasionally for a restroom at a residential
build. They want it on site today and keep it for a few months. Then they ignore your billing cycle and you have to call them for three months to remind
them to pay. You might even occasionally have to pull a unit from a work site
to drive home the point that they must pay their bills. They eventually pay,
but it’s a constant cash-flow annoyance. Cut them off.
uniTs are losT or abused
You land a big commercial construction account for the new medical
clinic in your town. The customer orders a half-dozen restrooms that need
servicing twice a week. Your driver reports back to you every week over the
past month that a unit is tipped over or vandalized, requiring replacement.
Unfortunately, you didn’t have the customer sign a damage waiver mandating extra payment for units with drill holes in them. The extra cleaning and
repairs eat away at your profits and the customer refuses to pay more. Send
them packing.

They piT you againsT a low-ball compeTiTor
There was a time when the local park system paid your competitive rate
for units placed all summer long at several locations. It was a great account
for years. Now that a few upstart companies have come along the parks director wants you to cut your fee by 40 percent to match what the low-ball
contractors are willing to take. You can’t imagine how the other companies
can offer those rates while still turning a profit and providing quality service.
Tell the parks department no thanks; it’s a good chance they’ll be back when
they receive horrible service and complaints from the public.
you don’T geT any respecT
For one customer, you’ve become the Rodney Dangerfield of the portable sanitation industry. They rent a few units from you and they think that
means they own you. They make unrealistic demands on your time to deliver units at all hours, call you out to clean up messes made by one of their
workers, and expect you to go above and beyond with service but never treat
you like a professional in return. Your drivers have told you this customer is
rude and berates them in front of others on the job site. Don’t put up with it.
loyalTy – iT’s a Two-way sTreeT
Navigating customer relationships isn’t always going to be a breeze.
Your customers can be extremely demanding at times, and to a certain extent, that’s what they pay you for. That occasional midnight call to clean up
a tipped-over unit is to be expected. So is an infrequent complaint about
service or a customer asking you to shave a little off a big bill.
But you don’t have to put up with constant hassles, rude behavior or
deadbeats. Keep an eye out for those few customers who take it too far. Most
people you work for will value your service and treat you with respect. They
follow the golden rule and want to maintain a positive working relationship
with your company. Those are the folks you want to please every day. ■

A

s the calendar turns to September, your busy season as a PRO may
be winding down. How do you think you did? Don’t base the answer
simply on how many jobs you had or how much money your company made. How did you feel, physically and mentally? How did you get along
with your employees and your family? Odds are, the busier you were the
more stressed out you were. Did you take your frustrations out on others or
turn to tobacco or alcohol to cope with your stress?
In this age of multitasking, slim margins and 24/7 connectedness, it’s
easy to become overwhelmed. Studies show eight out of 10 American workers report being stressed out on the job. That’s because when we try to do it
all, we end up not doing anything as well as we could, and that’s stressful.
But the answer isn’t working harder and taking on more and more until
we’re ready to explode or collapse. The answer is being mindful of what we
are doing and how we are doing it. Practicing what is called mindfulness can
reduce on-the-job stress. Mindfulness trains the brain to stop automatically
reacting to things and start thoughtfully responding.
What is mindfulness?
Being mindful simply means being conscious of life as it happens.
Another definition is paying attention, on purpose. Of course, technically,
you’re conscious whenever you’re awake. But how many times have you
been on mental autopilot and had another vehicle come out of nowhere
because you weren’t really aware of your surroundings while driving? Did
you ever walk into a room and forget what you came for because you were
distracted by a dozen other thoughts in your head? How many times do you
forget to include the attachment when sending an email because you’re on
the phone at the same time? Or made an error preparing an invoice?
You were probably doing several tasks at once and thinking about other
things – that fight with your wife, your teenage son wanting to borrow the
car, your elderly mother being ill, a client who is slow to pay and an employee not pulling his or her weight.
Being mindful means being present in the moment. Being aware of
what you are doing and thinking. It means concentrating on what you want
to say in an email and including the attachment before picking up the phone
to make a call about something unrelated. It means concentrating on your
driving. It means occasionally just clearing your head. It means doing everything to the best of your ability.
hoW to practice mindfulness
If you are imagining that to become mindful you have to meditate for
hours in an empty room while breathing incense fumes and listening to
new-age music, you’re wrong. Increasing your mindfulness can be as simple
as taking three minutes to just sit and do nothing. Think of it as hitting your

brain’s reset button.
You don’t need any special equipment. You don’t need to go to a special
location or wear special clothes. Just take three minutes a couple of times a
day to close your eyes and pay attention to what is in your mind. Think about
breathing. Don’t think about the past or the future. Just think about the now.
When your mind wanders, just return to the present and think about your
breathing again. Notice how your body feels as you center yourself in the
moment you’re living. You’ll be surprised how long three minutes can seem,
and how much calmer you’ll feel after it has passed.
If you argue that you couldn’t possibly spare three minutes to sit and
do nothing, consider how acceptable it is for some people to take a few minutes out of their day every day to go outside and smoke … an activity that’s
unhealthy. Surely you can take time to do something to better your mental
health and improve your productivity. And you can take your three minutes
at your desk, in your truck or car before coming in to work or before walking
through the front door when you get home.
reaping the benefits
Mindfulness isn’t a miracle cure. Taking time to think and breathe will
not drastically alter your life. You won’t lose 50 pounds, double your earning
potential, banish wrinkles or be able to run a faster mile. You will, however,
learn that three minutes of total awareness a few times a day can increase
overall awareness throughout your life.
After you’ve cleared your mind you should be able to prioritize and
concentrate better on one task at a time. Your next step should be evident.
You should be calmer and happier. You should feel less stressed and less
fatigued because when you multitask and juggle problems all day, it’s much
more stressful and tiring than mindfully focusing on one task at a time.
Try spreading the newfound mindfulness to all aspects of your life.
Always try to be attentive to what’s happening in the present moment. Be
aware of the food you are eating and you’ll enjoy it more than you do when
you gulp down a fast food burger just to get something in your stomach. Really listen to what people are saying to you rather than thinking about everything else you have to do. Strive to be awake to other people’s ideas and

opinions. It may be a cliché, but stop and smell, or at least look at, the roses.

mindfulness sessions to five minutes or even longer on the weekends. And
after practicing for a month or two, take note of your work productivity and
stress levels.
When you practice mindfulness, you may be alone with your thoughts,
but you’ll be joining a long line of self-aware humans, from ancient Buddhists to today’s Google employees, who are encouraged to take a free
course the tech giant provides called “Search Inside Yourself.” It seems even
the purveyors of technology know when to step away from the screens and

festival meant building a sophisticated portable
sanitation infrastructure in a Georgia farm field to

Mark Slade operates Comfort Zone Portables out of a 5-acre facility
in Alpharetta, Ga., a suburb of Atlanta. But his service territory extends
along the Atlantic seaboard as he focuses on specialty products and very
large events. He keeps unmanned

COMPANY HISTORY
Slade grew up in a family business involved in trash collection,
recycling and landfills. Eventually he turned his attention to the liquid
waste industry. “In my opinion that business had more of a demand,” he
says. “It was a dirty job, no one wanted to do it, but I knew it was something
that was very needed.”

In 2000 he entered the industry by buying a small company with
100 units and two small homemade trucks. But after two weeks he had a
moment of despair and realized this was not the way to get into the business.
“I trashed the trucks, went out and bought brand-new equipment and came
out on the horse with my sword to conquer it,” he says. “This is not a business
you can shoestring.” From then on he went at it in a big way and quickly built
up his inventory to 4,000 units.
Today about 65 percent of his work is for special events. He’ll do any
event but is beginning to focus on
specialty applications – military
work, disaster relief, large gatherings
– and has come up with innovative
products. He started providing
mobile showers in 2003, building
them out of ISO shipping containers.
Mobile laundries soon followed and
recently self-contained mobile sink
trailers that can be set up and ready to
go in minutes. He’s also got a variety
of restroom trailers – “Everything
from rough-and-ready construction
models to granite and marble highend units.”
Then he began pushing the
envelope on portable restrooms,
wanting to find something innovative.
His quest led him to the Netherlands
and Peter Van Overbeek, who also
owns a portable restroom business. They partnered to bring Van Overbeek’s
novel products to the U.S., beginning at TomorrowWorld.

the Pop Up3, a modular, collapsible
portable restroom cabin around
a flushable toilet, incorporating
into a vacuum system similar to
bathrooms on commercial airliners.
Using less than one pint of water, a
push of a button flushes the toilet.
The waste is conveyed through a
macerator pump from Jets Sanitary
Systems and into a sewer or holding
tank. The vacuum also removes the
air inside the unit, thus eliminating
odors. Units were designed with
transportation in mind, Slade says.

THE MAIN EVENT
TomorrowWorld 2013, the American premier of a Belgian electronic
music festival, was held Sept. 26-30 on a farm in Chattahoochee Hills, Ga.
The experience was intended to be immersive for festivalgoers with a fairy
tale theme carried through every detail. About 140,000 revelers from 80
countries enjoyed a lineup of 300 artists performing on eight stages amidst
pyrotechnics, lasers, 3-D elements and animation. Stages – shipped in from
Belgium – were enormous. Main stage was a 3-D classical book library 400
feet wide and 90 feet tall, with the giant Book of Wisdom making a dramatic
open and close each day.
Thirty thousand people camped in DreamVille, a tent city complete
with marketplace, upscale food and daily newspaper. Guests brought their
own tent or rented one of the festival’s decorative Easy Tents or hard-sided
Relax Rooms.
MAKING CONNECTIONS
When event organizers brought TomorrowWorld to the United States
they contacted Slade because of his experience handling extremely large
events and complex setups. After interviews, he was awarded a five-year
contract.

An enormous amount of infrastructure was required to turn the 500acre site into a small city. Slade was involved from the start, working for over
a year on planning. “We were in it from the beginning doing the design,
layout, permits, water, sewer – everything,” he says.

Comfort Zone Oasis is the company’s name for a full-service showerrestroom pod. Three were set up in DreamVille, each with 100 propaneheated shower heads (with privacy curtains) inside of a tent, 60 Integras,
two Senators, six Ureos and eight potable water-dispensing Refresh units for
washing up, brushing teeth and filling water bottles.

Before the weekend was out, he too was jumping around. “That’s kind
of how you start walking – you jump. You’re just bouncing around getting
things done.” He had good reason for the happy mood, as all the hard work
paid off, everything went smoothly, and he’s looking forward to a repeat
performance this year. ■

The rest of the equipment was set up in large pods they called Comfort Zone
Stations, spread throughout the facility, primarily adjacent to the stages. In
all cases, restrooms were separated by gender with privacy fencing between.
Units were brought in all through September. Tear down and removal
took two weeks.
KEEPIN’ IT CLEAN
Key personnel stayed on site during the event, sleeping in bunkhouses.
Others were bused in daily. A quick staff meeting took place every morning
to talk about issues, concerns and requests. The work day was split into two
10-hour shifts, with the first team working 6 a.m. to 4 p.m., the second 4 p.m.
to 2 a.m. Slade was on call during the four uncovered hours in the event of
a problem. For large events Slade always has T-shirts made for the crew,
identifying them as staff, with the company logo on the front and back, and
done in the color scheme of the event – pink-mauve, in this case.
Using 14 vacuum trucks the company serviced units three times a day
– early morning, midday and late afternoon. Most carried between 1,100
and 1,500 gallons of waste and 300 to 400 gallons of freshwater in steel and
aluminum tanks. The majority of trucks were built by Lely Manufacturing
Inc., Keith Huber Corp. and Best Enterprises Inc. His pumps are from Conde
(Westmoor Ltd.) and Masport Inc., and deodorant products are from J & J
Chemical Co. Access to units was from behind-the-scenes roads as organizers
wanted to preserve the illusory experience for attendees at all times.
Three 7,000-gallon and two 5,000-gallon Acro and Dragon tanker
trailers (some aluminum, some steel, with Jurop and Masport Inc. pumps)
were used to continuously haul waste from the frac tanks to a local municipal
treatment plant – half a million gallons in total.
A SPRING IN HIS STEP
After a year of planning and a month of setup, Slade was finally able to
let his hair down a bit and enjoy the event. “It was incredible,” he says. “One
of the most energizing events I’ve ever been a part of, the whole jumping and
dancing, which is a big part of the event.”

Many special events encourage attendees to bring the whole family. And
sometimes standard portable restrooms don’t offer the space and flexibility
large families demand. With that in mind, Five Peaks created The Summit, a
roomy wheelchair-accessible and family-friendly unit introduced to the market at the 2014 Pumper & Cleaner Environmental Expo International.
“The big call for this product actually came from our overseas customers,” says Chris Davis, Five Peaks’ international sales manager. “There is a
big market for larger, roomier portable restrooms in Europe, and we believe
there’s a fit in the U.S. as well.”
Five Peaks is marketing the unit as a cost- and space-efficient alternative to the larger ADA-compliant restrooms. It is smaller and easy to maneuver with one person, while remaining wheelchair accessible. It can also be
used as an oversized restroom when extra space is needed or required.
“Many VIP-type events want a roomier unit, but they may not be a fit for
a luxury trailer,” says Davis. “Because this unit is larger and roomier on the
inside, and doesn’t have a lip to step over, it appeals to families with small
children.”

than a decade, and according to Davis, the company tries to bring a new, innovative product every year.

umberyards and hardware stores aren’t typically the first places
you’d think of to rent portable restrooms – unless you live in
Stoughton, Wis. For 89 years, Stoughton Lumber Co. has been
providing services to their community, always evolving and adding
different business lines to meet changing needs. About 20 years ago
they created a construction and party rental division and although the
owner wanted to offer portable restrooms, it wasn’t until Jason Meyer
joined the company 10 years ago that he had a rental division manager
willing to do it.
The triggering event was when they saw portable restrooms at the
American Rental Association equipment show about nine years ago.

“The owner asked me what I thought,” Meyer says. “I told him, ‘We’re
delivering tents and there are other people’s units in there. We should
be able to capitalize on that.’ ”
The decision was made and they wasted no time. Meyer got back
from the show on a Monday and turned right around and headed out
to the Pumper & Cleaner Environmental Expo International (now the
Water & Wastewater Equipment, Treatment & Transport Show) that
Thursday. “I went through all the classes, figured out how it all worked,
came back, got our license and purchased the equipment we needed
along with some portable restrooms.” They might have moved a little
too fast, he admits. “We didn’t really have great insight into the business. It was like reinventing the wheel, unfortunately. We learned the
hard way.”
But they quickly figured it out and soon grew their original inventory of 26 Five Peaks Aspens to 200 units (all with hand sanitizer) – orange for construction, gray for events, green for their deluxe flushable
units – along with a few ADA-compliant units and hand-wash stations,

The slide-in unit can be used with any of their vehicles and currently is on
a 2006 International. For deliveries they use their lumber flatbed trucks and
even semis with flatbeds. Their service territory is about a 50-mile radius
around Stoughton.

panies so we ended up having to go under another company’s master to do
it – a guy in town who does septic.” After six months he was finally able to
take the exam.
In addition, every year Meyer completes 18 continuing education credits plus three hours on compliance. And he says they found out the hard way
their license does not allow them to go into other states – which is frustrating
because they’re only about 40 miles north of the Illinois border.
Cultivating a Same-Day Service Niche
A lot of party venues such as outdoor wedding chapels or county parks
require vendors to deliver and pick up the same day. Often it’s because
there’s another event scheduled for the next day.
“We have a lot of that,” Meyer says. “For a lot of these parks, you get the
park for the day but when they close down at 10 you’ve got to be out and all
your stuff has to be out. A lot of companies will shy away from work like that
because it’s a late night pickup.”
Stoughton Lumber took a different approach and decided to make a
specialty niche out of doing same-day pickups. That gives them a marketing
edge and makes them the go-to company for those situations.

Breaking Into Events
Although the company has a lock on a good portion of the construction
and private party market, they’ve had less luck picking up large events such
as parades, carnivals and fairs. For one thing, they’re going up against strong
competition. For another, their core business just doesn’t give them the
same natural feed-in to that market as it does the parties and construction.
“Trying to get some of these guys to go away from who they’ve been
with, even though they’re maybe complaining about the service they’re getting – they just don’t seem to want to change,” Meyer says. He’s even tried
offering to service an event for free as a way to get an event organizer to try
them out but so far no one’s taken him up on it. “I just haven’t figured out
how to get in there yet,” he says. But he’s working on it.
Working the Winters
While the winter outdoors party scene in Wisconsin is almost nil with
the exception of a few Christmas events, construction never stops, Meyer
says. The company is about 25 miles from Madison, the state capital, and
residential construction is booming in many of the towns around the area.

That handles 95 percent of the winter weather, he says. But when the
temperature plunges even further, they add methanol in addition to the salt,
which takes it to 40 below. There’s a cost, he says. “You’re going from raw
water which costs us nothing to adding salt which is $30 for 300 pounds to
adding methanol which probably adds on another $100 a load.”

Adding portable restrooms to the company’s lineup has helped make
Stoughton a one-stop shop for party planners and construction companies,
who no longer have to go elsewhere to get their restrooms. “We’re a multifaceted company,” Meyer says. “We’ve

T

he first onboard diagnostic (OBD) computers trace back to the late
1960s. Today, diagnostic scanning devices have become more sophisticated and less expensive.
What sort of diagnostic capability makes sense for the average portable
sanitation professional’s fleet?
Gerry St. John, of Alpha-Bid.com, operates an online business selling
engine diagnostic equipment.
“Whether you call them scanners, code readers, scan tools or OBD devices, they amount to the same thing,” he says. “They read the error codes
from the computer in your engine.”
The most basic and inexpensive scanners will read codes and erase
some of them.
“These are often all you need if you want to do basic repairs, have a unit
with your vehicle at all times or to hold an outside mechanic accountable,”
says St. John.
ADDED FUNCTIONALITY
However, more expensive scanners feature
additional functionality. Some of the advanced
features offered by more expensive readers include:
• Anti-lock brake system or airbag capability:
Allows the user to reset these codes.
• On-screen definitions: Lower-cost units
display a code and provide a printed codebook.
More expensive readers allow users to see full
definitions on screen.
• Printing ability: Results can be sent to a
printer.
• Live data: Users can view engine sensors
and performance in real time, as they drive.
• Updatable: The reader can be updated online to keep up with changes in vehicle protocols.
• Memory: Saves data in the scanner’s memory for later viewing.
• Vehicle Identification Number (VIN) capability: Displays the VIN, allowing mechanics to
more easily identify proper replacement parts.
The scan tool should match up to the protocol offered by the vehicle’s
engine. Each protocol uses the same 16-pin connector but employs a different type of pin activation.

“That problem is solving itself as older vehicles drop out of service,” says
St. John. “Vehicles made after 2008 use a common OBD-II standard known
as CANbus, which was introduced in 2003. You can find out what protocol
your vehicle uses by checking for a label under the hood.”
St. John notes that as a general rule, low-cost universal readers have the
most compatibility issues.
“They’re designed to work on the most common models and don’t offer
the programming to cover all of the protocols from all vehicle manufacturers,” he says. “From my experience, about 98 percent of low-cost readers we
sell work fine.”
PRICE GAP NARROWS
However, St. John notes that the price gap between the top-end and
low-end scanner has narrowed so significantly that higher-end scanners
may sell for only a few dollars more than their lowend counterparts.

sources and chain automotive equipment retailers. St. John’s best scanner retails for less than $40.

Small shops can also use laptops to diagnose
car engine problems. All that’s required is a connector – either a cable, Bluetooth or Wi-Fi variety – a laptop and diagnostic software. These tools can allow the user to perform a wide range of functions, including real-time moni-

“The cables cost no more than hand scanners, but you need to have a
laptop handy,” says St. John. “You can use free scanning software that can be
downloaded from the Internet, such as OBD Gauge, OBD-II Logger and Real
Scan, or you can buy professional packages such as Digimoto, PCMSCAN
and ProScan. However, the most advanced software for your vehicle may be
proprietary to the company that manufactured the vehicle.”
