Assembly or specialized installation required for non standard fixtures will be at additional cost. In order to properly set up, all plumbing appliances, fixtures, faucets & accessories need to be selected by Owner & ordered as soon as possible. All plumbing fixtures related to bathrooms, kitchen, laundry room, etc. to be provided by owner. These may include tubs, showers, lavs, sinks, faucets, toilets, etc. Owner needs to choose and order fixtures in a timely manner so as to be on job site when required. It is imperative that inthe-wall plumbing items (such as shower or tub valves) be on the job site as close to the beginning of work as possible. Since existing water heaters may have prior concealed defects, Contractor cannot assume responsibility for the functioning of the unit once it is moved. Install additional 220 volt, 20-40 amp circuit(s) with copper wire per code for servicing new electrical fixtures / appliances. Replace existing main service panel with new [] 100 [] 200 amp circuit breaker panel with main breaker. Replace entrance cable with proper size copper cable to meet code. Outlets, connections or systems for security, intercom, telephone or television are not included by Contractor. ** CATEGORY SPECIFICATIONS FOR EXTERIOR FINISH ** Contractor to apply exterior lath and three-coat plaster and stucco to the new addition. Stucco at tie-ins and patches of openings will be installed to match existing finishes as closely as possible, but may not exactly match.

Tolerances will not exceed +/1/8" of plumb per foot, or +/- 1/2" of plumb in 8 feet. "Stucco to Match Existing": Unless noted otherwise, stucco will be applied in a texture closely approximating that of the existing dwelling. An exact match is not promised. The stucco color will be one that matches existing as close as possible from locally available suppliers. A nominal amount of small cracking in stucco is normal and cannot be guaranteed against. Owner to provide details on stucco finish. Owner shall provide to contractor in a timely manner, the choice of stucco color and type of finish, i.e., sand finish, spanish lace, etc. Contractor to supply & install pre-primed wood grain hardboard horizontal siding over entire exterior of house. Exact style to be selected by Owner from readily available local sources. Any and all wrought iron, i.e., decoration, fences, etc., shall be provided by owner. Necessary wrought iron shall be on the job site in a timely manner as required for job's progress. Rain gutters will be provided by [] Owner [] Contractor. R-30 fiberglass batt insulation to be installed in the attic of the new addition., as well as all exposed ex'g attic areas. ** CATEGORY SPECIFICATIONS FOR WALLS/FLOORS ** Contractor to install drywall per local codes; finish to be standard flat finish. Normal defects appearing after primer or paint shall be repaired. Minor imperfections for flat finish are normal and acceptable. Contractor to provide 5/8" drywall, flat finish, throughout job.
