Bring the outdoors in
By Tresa Erickson With temperatures heating up, you are spending more and more time outdoors. You’re working on your flowerbeds, sprucing up your garden shed and more. Oh, how you love the warm weather. It makes you want to throw open your doors and windows and bring the outdoors in. Lucky for you, you can. Here are some tips. Bring in the natural light: Replace those heavy window coverings with lighter ones wherever possible. Use sheers instead of drapes. Pull up those blinds. Clean your doors and windows, open them on good days and remove anything obstructing the view outdoors. Opt for lighter, earthier colors: Planning to do a little repainting this spring? Choose lighter, earthier shades, like greens, blues, browns and yellows. Any color that reminds you of nature will help bring the outdoors in. If you don’t plan to repaint, you can still bring in natural colors by changing out accessories like pillows and throws. Add natural materials: Bamboo, hemp, jute, rattan, seagrass and wicker are just some of Mother Nature’s offerings you can bring into your decor. Replace your plastic mini-blinds with rattan blinds, purchase some wicker baskets for your magazines and throw down a couple of seagrass rugs. Incorporate natural accessories: Mother Nature provides some of the best accessories around, from pinecones and seashells to pebbles and stones to fruit and vegetables. Incorporate these into your decor wherever possible. Trade in that artificial floral centerpiece on your mantel for a bowl of seashells. Add a tray of lemons and limes to your dining room table. Stack some rocks on your hearth. Entice the senses: Invoke the feel of Mother Nature everywhere you can in your home. Freshen the air with some woody incense, fragrant potpourri or fresh-cut flowers. Bring the sound of water to your space with a fountain or two. Hang some nature photos or murals. Although not real, a wall-size mural of a bamboo garden or a wooded forest can make you feel like you are right there in the outdoors. Go green: Anytime you make a new purchase, look for the most eco-friendly option available. When shopping for flooring, consider bamboo, cork and wood over man-made materials. When shopping for paint, look for brands low in VOCs, fungicides and biocides. Natural paint and milk paint are ideal. When shopping for linens, look for earth-friendly ones. Of course, one of the best and easiest ways to bring the outdoors is through houseplants. Accept all seedlings and shoots, visit your local nursery for other options and place all of your houseplants where they can be seen. It doesn’t take much to bring the outdoors into your space. Start sprucing it up now, and when the sun goes down and you’re forced to come inside, you might not mind it so much.

Top remodel trends
(BPT) - Thanks to foreclosures and short sales, home buyers are snatching up great houses at reduced prices and remodeling to create stylish modern homes. Lucky for those buyers, many of today's top trends are relatively easy to recreate, and will add re-sale value to their homes. "TV interior design shows are mostly about buying and remodeling a home, versus building from scratch or finding a new property that precisely fits a wish list with plenty of personal requirements," says Dani Kohl, program coordinator for the bachelor of science in interior design program at The Art Institute of Indianapolis and a practicing architect and interior designer. The top remodeling trends include: * Uniting the kitchen and living space for an open-floor concept * Culture dictating an increase square footage for entertainment, haven from a busy work schedule or modern luxuries * Finding multi-functional uses for both spaces and furniture On average, Kohl's residential clients are spending about $40,000 to $60,000 to renovate and remodel their homes. Most of the money is spent in the kitchens, master bedrooms and bathrooms. "Gone are the days of the formal dining room and living room," says Kohl. "Walls are being knocked down to join the two rooms." Parents want to be able to cook while watching kids do homework or entertaining guests. Kitchen islands most often serve as the main division between kitchen and living space, and are the entertainment centers of a kitchen. "Kitchen islands are looking more like freestanding furniture pieces with elaborate marble tops and wood work, and interior designers are often finding functional yet hidden places to store the trash can and keep the dish washer from view," Kohl says. Pedro Lima, an interior design instructor at The Art Institute of New York City and owner of Pedro Lima Interiors, says that temporary partitions between the living space and kitchen are also on the rise. These partitions can be of varying heights, whether it's a two-way fireplace or modern book shelving. Partitions are a great option for homeowners who want that openfloor plan for the kitchen and living room, while still maintaining a defined space for each. Lima says that our current culture and habits are driving the changes in modern, interior spaces. "When it comes to the master bedroom, we are looking at a more pampering atmosphere," he says. Both Kohl and Lima agree that clients want more of a spa-like feeling than ever before to create a bedroom that is a safe haven for over-worked homeowners. "Master bedrooms now have their own seating areas and entertainment nooks, and have become personal spaces away from everything," Lima says. An increase in square footage for closet space is another popular request, according to Lima. "We, as designers, are now looking into proper modular systems of rods and shelving, in addition to our architectural and design duties." Closets are not just for storage anymore, either. "Now, we're looking at closets to serve as a dressing space in addition to serving as a place to store an increased amount clothes and shoes."How are clients gaining square footage for the needs of today's residential space without making a complete renovation and creating add-ons to their homes? Lima says that downsizing to accommodate upsizing is part of the remodel plans too. "Designers are spending more time at looking for innovative ways to add versatile furniture that serve multifunctional purposes," he says. "For instance, coffee tables also serve as storage spaces and additional seating, wall units have built-in desks, and couches open up to beds in home offices." Whichever remodeling trend homeowners choose to apply, all trends point toward integration, simplification and organization, as homeowners seek to enjoy their homes and share it with family and friends.

Max or mix it up? Your choice
By Tresa Erickson Go into any furniture store showroom, and you'll come across hundreds of groupings, some that were manufactured to match and others that are similar in style and coordinate well together. Furniture retailers know how to stage their showrooms to maximize the look of each piece and help shoppers envision how a certain group of furniture would look in their home. Whether you choose to buy a matching set or mix it up with pieces that complement each other is up to you. A common misconception is that all of the furniture in the room must match. While you can purchase a complete furniture set, you do not have to. You can select a matching table and buffet for your dining room and chairs from some other area of the showroom or another store altogether. The key to a coordinated room is furniture that suits each other and the style of the room. A heavy, ornamental mahogany table and buffet might look out of place in a beachthemed sunroom filled with white wicker. Before you make any decisions, you need to ask yourself a few questions. What rooms are you shopping for? How much furniture do you need? What is the style of the rooms and existing furniture? If you've got a blank canvas to work with, the sky is the limit. You can choose any furniture you want for the room and design around it. If you already have some furniture you don't intend to part with or move to another room, you will want to select furniture that complements it and speaks to the style of the room. You must also consider your design skills and time constraints. If you don't have a knack for interior design or a lot of time to shop, then you might want to look solely at furniture sets. The manufacturer will have already taken the time to coordinate the pieces. You can purchase the set that best suits the style of your room and be done with it. If, on the other hand, you enjoy putting rooms together and have the time to shop for furniture, then you might want to mix it up a little and look at everything on the showroom floor. Depending upon your needs and wants, you might select a couple of pieces from a set and coordinate them with other pieces from around the showroom. Or, you might forgo the sets altogether and make up your own grouping of pieces from several furniture showrooms around town. Remember, it is your home, so buy furniture that suits you and the style you have or long to create. If you hate rattan, then don't buy it, no matter how good it might look in your sunroom. Buy something that you like and will use for years to come. Just make sure it complements whatever is already there, and never overlook the comfort factor. There is no use in spending a small fortune on a sofa that looks good but feels lousy. The same goes for function. What's the point in shelling out hundreds of dollars on an antique chest in need of substantial repairs you'll never make? More often than not the purchase of furniture evolves over time. Most people can't afford to replace all of their furniture at once. They buy a little at a time and work it in here and there until they have their home the way they want it. Styles and needs do change over time, so keep in mind that what you select for a room today might not work later down the road. When possible, choose pieces that can stand the test of time, in design as well as form and function.

Step Up The Transformation By Tresa Erickson Along with entrances and exits, stairways are some of the most heavily trafficked areas of the home. You and your family probably go up and down the stairs a dozen times a day, and if there is carpeting underfoot, that can lead to a lot of wear and tear. Fortunately, there are many options for dealing with a carpeted stairway that has seen better days. Study the carpeting on your stairs. What kind of condition is it in? Is it just soiled and stained? Give it a good cleaning. Fill up a bucket with warm water, grab a bottle of carpet cleaner and a scrub brush, and get busy. For a deeper cleaning, you might want to rent a steam cleaner or hire a carpet cleaning service. For carpet beyond cleaning, replacement might be your best bet. This can be costly, but if you live in an area with cold weather or with young children or seniors prone to falls, it is worth considering. Tramping up and down hard, cold steps is never fun, and falls down hard steps can lead to serious injury. Bring warmth, comfort and cushioning to your stairs with new carpet. You can opt for wall-to-wall carpeting or a runner, though with a runner, you may have to have the stairs refinished. While nice, carpeted stairs can be difficult to keep clean. Along with regular vacuuming, you may have to do a deeper cleaning from time to time. If you’re not one for hauling the vacuum cleaner or steam cleaner up and down the stairs, consider some alternatives. Many homeowners these days are replacing the carpet on their stairs with hardwood. Although expensive to install, hardwood is durable and easy to clean. Laminate is a more affordable option, and like hardwood, it is easy to clean. Just sweep and dust with a wet-dry mop. If hardwood and laminate are not your style, paint is another option. Paint is very affordable and offers endless possibilities. You can open up the space by painting the stairs white. You can brighten up the space with bolder paint color choices and freehand designs. You can add some whimsy to the space with stenciled or tiled stairs. Just paint the stairs whatever color you want and stencil in some designs or apply tile to the risers. Tiled risers are a feature in many homes of the Southwest. For those concerned about falling on slick, painted stairs, carpet tiles are available for the treads. The sky is the limit when it comes to transforming your stairs. Rethink that tired, worn carpet. New carpet. Hardwood. Paint. It’s your choice, and depending upon the route you take, you might just cut down your cleaning time.

Corners Take a look around your home. See a neglected corner? Turn it into a home office with a desk, chair, file cabinet and whatever else you have space for. You can set up a home office in the corner of almost any room from the kitchen to your bedroom. Entryways Take a look at your entryway. Could it serve the dual purpose of welcoming guests and doing paperwork? Move over that hall tree, slide in a desk, and you’ve got a place to work, a place for someone to sit and a place for guests to hang their coats. Hallways Take a look at the hallways in your home. Have one that is rather wide or extra long? Tuck a home office into it. All you need is a bit of space for a small desk and chair. If there is a nook in your hallway, you might be able to build a desk into it. Sofa Backs Take a look at your sofa. Could you use a table behind it? Desks make great sofa tables.

Look for under-utilized spaces, like nooks and crannies, then make the best use of the space to create the home office you’ve always wanted but never had the room for.

Celebration events in full bloom for Earth Day

As Earth Day approaches, area groups and organizations are preparing to highlight a day–with a calendar date of April 22–that environmental educators say should be every day. “People should always be aware of their environment and doing things to help–recycling, turning off the lights and water, things like that,” said Riveredge Nature Center’s adult programs coordinator Mary Holleback. “Earth Day is just a special day set aside to draw attention to that and remind us that without Old Mother Earth we wouldn’t be here. We have to take care of the earth and treasure it.” Each year since 1970 when Wisconsin Sen. Gaylord Nelson called for an environmental teach-in, events have been held worldwide to increase awareness and appreciation of the planet–and there are plenty in the area. Some local events include: • Work and Learn Day–Saturday, April 20, 9 a.m. to noon: A Work and Learn Day–which gives community members the opportunity to lend a helping hand while learning–will be offered at Riveredge Nature Center, 4458 Highway Y in Saukville. The free event, which is open to the public, has been offered the Saturday of Earth Week for more than 10 years, said Holleback. She said that possible projects include preparing the Center’s organic garden, eradicating invasive species, learning prairie maintenance and splitting and stacking wood. A free spaghetti lunch will be served at noon and a Pine View Wildlife Rehabilitation Center presentation featuring live raptors and mammals will take place from 12:30 to 1:15 p.m. “It’s a fun way to end the day,” Holleback said of the presentation. Although many Scouting and church groups take part in the Work and Learn Day each year, the event is open to families and individuals. “We get lots of families,” said Holleback. “It’s a way to get into spring, get outside and feel like you’re doing something and giving back.” For more details or to register a group, one can call (262) 375-2715 or send an e-mail to [email protected]. • Spring River Cleanup Project–Saturday, April 20, 9 a.m. to noon (raindate is April 27): The University of Wisconsin-Washington County will once again participate in the Milwaukee Riverkeeper’s annual Spring River Clean Up. For the past 14 years, a campus-wide effort has been organized to bring out students and faculty–as well as the general public–to pick up garbage from the Milwaukee River, all the way from Kewaskum to the Milwaukee harbor. Area home sales up 11.3 percent in March
Home sales in the Metropolitan Milwaukee market were up 11.3% in March, compared to a year earlier. The 1st quarter also registered a 14.1% increase compared to the first quarter of 2012. There were a total of 1,420 homes sold in March, compared to 1,276 in March of 2012. For the first quarter, there were 3,318 sales versus 2,907 in 2012. Since the "Great Recession" began in 2007, the market saw a precipitous decrease in sales volume. Through the 1st quarter of 2013, however, the Milwaukee Metropolitan market has seen an increase in volume that is approaching the levels seen at the height of the boom market in the last decade. 1st Quarter Sales Volume 2007 – 2013 Throughout the first quarter, brokers have been concerned about the low level of inventory available for sale. The number of homes newly listed for sale decreased in March by 12.7% (2,857 vs. 2,494) and by 15% in the 1st quarter (7,471 vs. 6,350), in the 4-county area. 1st Quarter New Listings 2007 – 2013 With total metro area listings in March of 10,229, the market’s inventory level is 7.52 months. That is down sharply from March of 2012, when there were 12,993 listings, yielding an inventory level of 12.55 months. If the 1,904 listings with an active offer are subtracted from current listings of 8,801 (as of 4/11/13), the inventory level drops further, to 5.07 months. The law of supply and demand would dictate that prices increase as supply (listings) decrease. However, despite tightening inventory for the last several months the Milwaukee marketplace did not see much price pressure until the end of the 1st quarter. Milwaukee County saw price increases in 12 of its 19 communities in the 1st quarter. The City of Milwaukee saw prices rise from $80,766 in the 1st quarter of 2012 to $87,765 in 2013, an 8.7% increase. The seven communities that did not see price increases did see increased unit sales. Nineteen of 27 communities in Waukesha County had prices rise in the 1st quarter. Prices in the City of Waukesha rose 6.3%, with 173 sales, two more than the same period in 2012. Despite seeing a 24% increase in unit sales in the 1st quarter in Washington County, average sale prices decreased in 8 of 13 communities in the county. Two of the largest communities, West Bend and Germantown, saw average prices fall by 5.8% and 11.5%, respectively. In Ozaukee County, 7 of 8 communities saw prices increase an average of $21,948, or 9.2% in the 1st quarter. Sales in the City of Mequon increased from 41 units in Q1 2012 to 48 units in 2013, and had an average sale price increase of $66,915, or 19.6%.
